Company Overview and Location
29th Street Capital is looking to appoint a highly motivated and entrepreneurial Vice President or Senior Vice President to spearhead investment acquisitions across Texas. This full-time position is based in Chicago, Illinois, requiring in-person attendance five days a week and involves frequent travel throughout Texas.
Compensation
The role offers a base salary of $150,000, complemented by participation in fees and carried interest. The total compensation package will be adjusted based on relevant experience.
Key Responsibilities
- Lead all acquisition efforts for the Texas market, managing pipeline development and comprehensive market coverage.
- Establish and sustain strong relationships with brokers, property owners, lenders, developers, and local operators to source investment opportunities both on and off the market.
- Generate proprietary deal flow by maintaining consistent market engagement and proactive outreach.
- Keep up-to-date with real-time market intelligence including supply pipelines, rent trends, capital markets, demographic changes, and current transactions within Texas.
- Conduct underwriting and detailed financial analyses of multifamily investment prospects.
- Assess operating performance metrics, rent rolls, market assumptions, capital expenditures, and business plans to pinpoint investment risks and opportunities for value enhancement.
- Prepare investment memoranda and present recommendations to senior leadership and the Investment Committee.
- Structure and negotiate letters of intent, purchase and sale agreements, and other contracts in collaboration with legal teams.
- Coordinate due diligence and closing activities, working with internal departments, lenders, consultants, and third-party vendors.
- Collaborate closely with Asset Management to ensure acquisition assumptions are aligned with executable business plans.
- Work with Capital Markets teams to develop financing strategies and maintain lender relationships throughout acquisitions.
- Assist in investor communications by creating investment summaries, market commentaries, and transactional materials for partners.
- Contribute insights to refine 29th Street Capital's investment strategy through continuous market analysis and competitive intelligence.
Qualifications and Profile
- A minimum of eight years of experience in multifamily acquisitions, real estate private equity, institutional real estate investment, investment banking, or other rigorous financial investment roles.
- Proven success in sourcing, negotiating, and closing multifamily deals, ideally within Texas or Sun Belt regions.
- Established relationships with brokers across Texas and a history of generating proprietary, relationship-driven deal flow is strongly preferred.
- Advanced skills in financial modeling with extensive experience underwriting institutional-grade multifamily investments.
- Strong knowledge of multifamily property operations, capital structures, debt financing, and key performance indicators such as NOI, IRR, equity multiples, and cash-on-cash returns.
- Experience managing contract negotiations from Letters of Intent through closing stages.
- Bachelor's degree required; MBA, CFA, or similar advanced qualifications are advantageous but not mandatory.
