Overview

The Vice President of Sales leads and oversees all sales operations within the division, managing and inspiring the sales team to meet sales objectives. This senior role is responsible for fostering a culture focused on continuous growth, skill development, and process improvement across the sales organization.

Key Responsibilities

  • Provide leadership and development for Sales Managers, Sales Counselors, Online Sales Consultants, and Marketing staff.
  • Recruit, mentor, and retain top talent while cultivating a robust leadership pipeline.
  • Set clear performance standards and hold teams accountable to key business goals.
  • Plan and implement sales strategies annually, quarterly, and monthly to meet revenue targets.
  • Analyze market trends, customer demands, and competitor positioning to enhance pricing and sales outcomes.
  • Forecast sales, absorption rates, and revenues, identifying avenues for growth.
  • Enhance conversion metrics throughout the customer journey.
  • Manage CRM systems, lead tracking, and ensure adherence to sales processes.
  • Oversee division marketing activities including digital marketing, social media campaigns, advertising, community launches, merchandising, and Realtor engagement.
  • Collaborate with Corporate Marketing to ensure consistent branding and successful campaigns.
  • Evaluate marketing effectiveness and ROI to optimize lead generation and conversion.
  • Administer the sales and marketing budget for the division.
  • Track and improve key performance metrics such as Sales Pace, Gross Margin, Incentive Spend, Cancellation Rate, Conversion Rate, Closing Performance, and Marketing ROI.
  • Develop pricing and incentive strategies to maximize profitability and market competitiveness.
  • Ensure an outstanding customer experience from initial inquiry through closing, monitoring satisfaction metrics and implementing enhancements.
  • Manage escalated customer issues with professionalism and urgency.
  • Promote a culture emphasizing accountability, coaching, collaboration, and continual improvement.
  • Work with Operations, Construction, Purchasing, Finance, Land, Design, Mortgage, and Title departments to align goals and ensure community success.
  • Engage in community planning, product positioning, pricing decisions, and inventory oversight.
  • Support land acquisition efforts by providing market insights and product suggestions.
  • Build and nurture relationships with Realtors, lenders, business partners, and community organizations.
  • Seek opportunities to grow market presence and enhance brand visibility.
  • Represent the company at industry events, networking sessions, and community activities.
  • Role requires frequent driving using a company, personal, or rental vehicle for business purposes, potentially more than half the time.

Qualifications

  • Bachelor's degree in Business, Marketing, Communications, or related discipline required; Master's degree preferred.
  • At least 10 years of progressive leadership experience in residential homebuilding sales.
  • Proven success managing multi-community sales organizations for over a decade.
  • Extensive financial expertise including forecasting, budgeting, and strategic planning experience.
  • Demonstrated leadership, communication, coaching, and organizational capabilities spanning 10+ years.
  • Experience with CRM platforms, sales analytics, and reporting for over 10 years.
  • Strong strategic leadership with ability to create and implement business plans that stimulate growth, profitability, operational efficiency, and financial results.
  • Exceptional analytical, forecasting, and problem-solving skills to assess complex challenges and make data-driven decisions.
  • Track record managing key performance indicators such as sales volume, revenue growth, gross margin, absorption rates, conversion, cancellations, customer satisfaction, and marketing ROI.
  • Capacity to lead change initiatives, foster continuous improvement, and balance strategic priorities in a fast-paced environment.
  • Proven ability to recruit, develop, coach, and retain high-performing teams, building leadership and accountability cultures.
  • Outstanding communication, presentation, influencing, and negotiation skills to engage stakeholders at all levels.
  • Strong relationship-building aptitude with realtors, brokers, referral partners, and cross-functional business leaders.
  • Customer-centric approach focused on delivering an exceptional homebuying experience and achieving loyalty.
  • Sound decision-making aptitude to prioritize tasks, inspire teams, and uphold company values and culture.
