Position Overview

A growing real estate investment firm based in New York City is seeking an Associate to join its investment team. This role uniquely combines responsibilities in both acquisitions and asset management, focusing on value-add multifamily real estate investments. The company emphasizes a proactive, hands-on approach to enhance property performance and business outcomes.

Key Responsibilities

  • Track and evaluate the financial and operational status of multifamily assets.
  • Collaborate with property operations teams to implement business strategies at the asset level.
  • Review monthly results including financial performance, leasing metrics, budgets, forecasts, and capital expenditure projects.
  • Identify and propose initiatives to boost revenue streams, optimize expenses, and enhance investment returns.
  • Develop and maintain detailed financial models, asset valuations, and return analyses for portfolio assets.
  • Prepare comprehensive portfolio reports and offer actionable investment recommendations for senior management review.
  • Assist with refinancing, recapitalization efforts, and asset disposition processes.
  • Conduct in-depth underwriting of potential value-add multifamily acquisitions.
  • Construct detailed financial models evaluating investment returns under various scenarios.
  • Perform thorough due diligence on market conditions, property performance, operations, and financial data.
  • Analyze offering documents, rent rolls, operating statements, market trends, and capital improvement plans.
  • Prepare materials for investment committee discussions, highlighting key risk factors and opportunities.
  • Support transaction execution activities including financing, closing, and onboarding assets into the portfolio.
  • Build and maintain strong relationships with brokers, lenders, property operators, and industry stakeholders.

Candidate Profile

  • 2 to 6 years of professional experience in real estate acquisitions, asset management, investment analysis, or private equity environments.
  • Proven expertise in underwriting or managing value-add multifamily real estate investments.
  • Advanced skills in financial modeling, asset valuation, and complex data analysis.
  • Understanding of property operations, renovation and capital improvement programs, capital structures, and investment metrics.
  • Ability to assess investments comprehensively from both transactional and operational viewpoints.
  • Exceptional communication, organizational, and presentation abilities.
  • Entrepreneurial spirit and adaptability to work within a developing, hands-on investment environment.
  • Possession of a bachelor's degree in finance, real estate, economics, accounting, or related disciplines.
