Overview

Hirewell is leading the recruitment for Adler Industrial's Vice President of Asset Management role, a key leadership position based in Denver, Colorado. Adler Industrial specializes in commercial real estate investment, focusing on industrial assets in the Denver vicinity, offering development, leasing, management, and construction services.

Key Responsibilities

  • Serve actively as a part of the executive leadership team, influencing the strategic direction of the company.
  • Oversee property management and leasing teams (internal and external), working collaboratively with HR for hiring, performance reviews, and personnel decisions.
  • Develop comprehensive annual and long-term asset management plans for each property within the portfolio.
  • Direct and govern business plans, budgets, leasing activities, physical property improvements, and overall property management, effectively acting as an asset owner.
  • Collaborate with leasing professionals and property managers to approve marketing plans, analyze leases, and ensure smooth lease execution.
  • Conduct and present quarterly reports reviewing property and portfolio performance, identifying variances and operational challenges.
  • Analyze monthly financial statements, budgets, and performance metrics to track results and detect trends or issues.
  • Evaluate asset and investor returns using metrics such as internal rate of return and time-weighted returns.
  • Perform comprehensive market analysis, including rent rates, absorption, supply and demand, pipeline developments, and lease comparisons.
  • Assist in rent setting by gathering market data, reviewing third-party reports, and consulting leasing agents.
  • Authorize and monitor capital expenditure projects while ensuring inspections and adherence to guidelines.
  • Establish and enforce operational benchmarks, policies, and procedures across the portfolio.
  • Supervise preparation of multi-year capital expenditure budgets planning.
  • Identify and prepare for imminent debt and equity financial events affecting assets.

Qualifications

  • A bachelor's degree in real estate, finance, accounting, or a closely related field is required.
  • Minimum of five years’ experience managing commercial real estate asset portfolios, preferably industrial assets.
  • Solid expertise in real estate finance, including capital structuring with familiarity in both debt and equity financing.
  • Demonstrated background in investment analysis for commercial and industrial real estate.
