About the Role
We are offering a unique opportunity to join a fast-growing, privately financed real estate investment and funds management company based in Sydney. You will be part of a small, expert investment team and work closely with the Managing Director to engage directly in acquisitions, financial modeling, transaction execution, and shaping portfolio strategy.
Key Responsibilities
- Analyze prospective real estate acquisitions and investment opportunities.
- Create and update comprehensive financial models, including acquisition, discounted cash flow (DCF), leveraged returns, debt, and equity structures.
- Conduct detailed asset, market, tenant, lease, and comparable transaction research and analysis.
- Assess investment yields, financing arrangements, and associated commercial risks.
- Manage due diligence processes with professionals such as valuers, lawyers, lenders, agents, and technical advisors.
- Draft documents for investment committee review, prepare investment memoranda, and present findings to senior management.
- Assist with acquisitions, sales, portfolio restructures, and recapitalisation efforts.
- Track portfolio performance relative to acquisition projections and operational business plans.
- Participate in fund strategy formation, asset management planning, and long-term investment decision-making.
Candidate Profile
- Approximately 3-5 years’ professional experience in one or more of the following areas: investment banking (preferably real estate, real assets, or infrastructure), buy-side real estate investment, private equity in real estate, institutional real estate fund management, or corporate finance/transaction advisory with significant property exposure.
- Strong proficiency with advanced Excel and financial modelling techniques.
- Experience with valuation and investment metrics including DCF, IRR, NPV, and debt and equity return analyses.
- Background in acquisition, joint ventures, development, fund, or portfolio modelling.
- Track record evaluating institutional-level real estate transactions, typically involving assets over $50 million.
- Capability to develop well-informed investment views and articulate clear recommendations.
- Excellent written communication and skilled in preparing PowerPoint presentations.
- Demonstrated commercial acumen, intellectual curiosity, and meticulous attention to detail.
- Confidence working directly with senior leaders in a dynamic, entrepreneurial setting.
- Relevant educational qualifications such as degrees in finance, commerce, economics, property, or related fields.
Preferred Additional Skills
While not essential, familiarity with Forbury software and progress toward CFA certification will be viewed favorably.
