Role Overview
Bluecore is hiring an Asset Management Analyst to work at the intersection of operations and the investment team. The position provides broad exposure to the full investment cycle and close collaboration with senior leaders. The analyst will assist with budgeting, underwriting, and operating performance reviews across the multifamily portfolio, with a strong focus on comparing actual results to underwriting assumptions and annual budgets and clearly explaining any differences. This is a high-visibility role with direct exposure to portfolio leadership and a clear path toward asset management or acquisitions.
Core Responsibilities
- Support asset management efforts by analyzing monthly and quarterly budget variances and breaking them down into operating drivers such as occupancy, lease trade-outs, renewals, controllable expenses, market rent movement, concessions, supply changes, and comparable property results.
- Develop and improve market comparable sets, while monitoring submarket rent, occupancy, and concession trends to place portfolio performance in context.
- Work with property management teams to identify underperformance, test budget assumptions, and follow through on corrective action plans.
- Create and maintain Excel-based models and reporting tools for budget-versus-actual reviews, trend analysis, and portfolio summaries.
- Pull and interpret data from property management systems such as Yardi or similar platforms for recurring reporting and one-off analyses.
- Build and maintain detailed financial models for multifamily acquisitions and development opportunities.
- Review rent rolls, trailing twelve-month statements, budgets, and market information to update portfolio forecasts.
- Support investment presentation materials, including memoranda, return analysis, and scenario-based modeling.
- Assist with diligence work, including reviewing third-party reports and financial information.
- Contribute to the annual budgeting cycle by helping build, model, and stress-test property-level operating budgets with asset management and property management partners.
- Prepare monthly and quarterly portfolio reporting for internal stakeholders and investors.
- Run variance analysis against underwriting and reforecast assumptions.
- Assist with cash flow forecasting and investment performance tracking.
- Help evaluate underperforming or complex investments, including restructurings and workout scenarios.
- Draft analytical memos with clear recommendations for senior leadership.
- Perform ad hoc analyses tied to strategic initiatives, capital events, and portfolio-level decisions.
- Use AI tools such as Claude, ChatGPT, and Excel integrations to improve underwriting, reporting, and workflow efficiency.
- Help refine internal processes to make operations more efficient and scalable.
- Look for opportunities to automate recurring analysis and strengthen data quality.
Requirements
- A bachelor’s degree in Finance, Economics, Accounting, Business, or a closely related discipline.
- One to four years of experience in multifamily or commercial real estate, with backgrounds in asset management, property accounting, acquisitions, FP&A, or valuation/appraisal considered relevant.
- Strong Excel modeling ability, including the capacity to build and review financial models.
- Working knowledge of multifamily operating statements and core metrics such as NOI, economic occupancy, trade-outs, and expense ratios.
- Comfort using PowerPoint and preparing materials for investment or leadership review.
- Strong analytical ability and experience handling large datasets such as rent rolls, trailing twelve-months, and budgets.
- Preferred: at least one year of multifamily underwriting and development project experience.
- Preferred: experience with construction budgets, draw processes, and cost tracking.
- Preferred: exposure to AI tools or interest in using technology to improve investment workflows.
- Preferred: experience with Yardi, RealPage, Entrata, or similar property management systems.
