HousingPlus is a mission-driven nonprofit organization committed to empowering women by providing permanent, affordable housing and supportive services. Established in 2002, the organization primarily assists women, including those with children and gender expansive individuals, overcoming poverty, homelessness, addiction, trauma, and incarceration effects. HousingPlus places a special focus on marginalized women, including female veterans, and plans to expand its programs over the coming years.
Position Summary
The Vice President of Housing is a senior leadership role reporting to the CEO, charged with guiding the strategic direction, operational performance, and financial oversight of HousingPlus’s real estate portfolio. This includes stewardship of a large inventory of affordable and supportive housing and direct supervision of the Property Management Department. The role demands expertise in managing complex funding sources, ensuring regulatory compliance, and fostering trauma-informed, client-centered environments while leading multidisciplinary teams devoted to the stability and success of the populations served.
Key Responsibilities
- Oversee daily operations of a sizeable housing portfolio ranging from transitional to permanent affordable units, numbering in the hundreds to thousands.
- Set and monitor key performance indicators such as occupancy, rent collection, maintenance turnaround, and incident rates.
- Perform frequent site visits to maintain high standards for safety, habitability, and quality.
- Manage substantial budgets, often between $50 million and $250 million, ensuring fiscal discipline.
- Design and optimize financing structures using LIHTC, HUD programs, municipal bonds, bank loans, and gap financing.
- Ensure full compliance with oversight agencies’ regulations and prepare comprehensive financial reports for leadership and investors.
- Act as primary liaison with New York City and State housing authorities including HPD, HDC, DHS, HRA, DSS, and HCR.
- Provide executive oversight to all property management operations, including tenant relations, rent collection, compliance, inspections, and maintenance.
- Collaborate closely with social services and clinical teams to support housing stability and trauma-informed care.
- Manage complex integration of voucher and subsidy programs such as CityFHEPS and Section 8.
- Recruit, develop, and retain a high-performing management team.
Required Qualifications
- Minimum bachelor’s degree required; advanced degree in Urban Planning, Real Estate Development, Finance, Public Administration, or related disciplines preferred.
- Five to ten years of senior leadership experience within nonprofit or mission-driven settings, overseeing property management within supportive and affordable housing sectors.
- In-depth knowledge of LIHTC, HUD guidelines, and NYC regulatory frameworks.
- Experience with property management software and real estate finance tools such as Yardi or RealPage.
- Strong skills in financial modeling, budget development, and project feasibility analysis.
- Proven ability to manage stakeholders effectively and handle crisis situations with sensitivity.
Additional Requirements
- Ability to perform extended periods of desk work and computer use.
- Work schedule is Monday through Friday with 1-2 days per week remote flexibility.
Compensation and Benefits
- Annual salary range is $130,000 to $150,000.
