Role overview

This position sits within the Real Estate Strategy and Transactions service line and is based in Mumbai, India, which is a fixed location requirement. The role is responsible for managing the company’s real estate portfolio across India and Nepal, along with any other geography that business needs may require.

The portfolio covers offices, residential assets, land, factories, warehouses, R&D locations, retail spaces and other property types. A major part of the job will be to steer logistics and supply chain real estate activity, including owned, leased and third-party managed sites. This role reports to the Real Estate Lead for India and Nepal and works as part of the global real estate team.

The ideal professional will be self-driven, comfortable taking ownership, collaborative in approach, and motivated by change and complex challenges.

Core scope

  • Manage real estate across office, residential, land, supply chain, R&D, retail and related asset classes.
  • Handle owned sites, leased assets and third-party managed properties.
  • Support transactions such as acquisitions, leases, built-to-suit arrangements, divestments, lease exits, renewals and rent-related activities.
  • Work with an established third-party global supplier, while also being able to execute transactions independently when needed.
  • Ensure all decisions and activities align with company governance standards and policies.

Main responsibilities

  • Partner with business units to understand their plans, space needs and market conditions, and contribute strategic guidance for occupancy and real estate decisions.
  • Manage occupancy costs by evaluating business demand, market movement, hybrid working patterns and space planning requirements, and then shaping the most effective commercial and space strategies.
  • Lead the supply chain and logistics property agenda, including warehouse strategy, lease renewals, benchmarking, consolidation opportunities and built-to-suit assessments.
  • Assess the right mix of owned and leased assets using financial comparison models and approved accounting assumptions.
  • Build strong financial analyses to support business decisions, including ROI, payback, cost avoidance and profit-and-loss impact.
  • Maintain governance for the India and Nepal portfolio, including lease data quality, key dates such as renewals and expiries, and audit or review readiness.
  • Develop detailed business cases to secure alignment and approvals from business units and senior leadership.
  • Drive acquisitions, freehold disposals and other portfolio actions linked to business events such as mergers, acquisitions or separations.
  • Step into broader portfolio responsibilities as required.

Experience and qualifications

  • A relevant degree, or equivalent practical experience in real estate transactions.
  • Strong analytical and communication ability, both verbal and written, with advanced Excel, PowerPoint and database review skills.
  • Proven success in working with senior stakeholders and influencing decision-making in complex relationships.
  • Track record of delivering meaningful improvements in cost, footprint optimisation or portfolio transformation within a matrixed organisation.
  • Sound understanding of governance structures, approval processes and compliance expectations in large multinational environments.
  • Ability to operate strategically while also handling transaction execution personally.
  • Experience turning diverse inputs into concise business plans and recommendations that can be effectively presented to stakeholders.
  • Strong financial judgement for reviewing strategy and scenario analysis.
  • Comfort working asynchronously with diverse teams.

Preferred background

  • More than 10 years of experience.
  • Experience leading change in a complex, matrixed organisation.
  • Background in guiding cross-functional teams through operational changes that differ significantly from existing methods.
  • Confident presenter who can shape a narrative with supporting facts.
  • Familiarity with agile project delivery and agile ways of working.
  • Fluency in spoken and written English.

Role-specific knowledge and capabilities

  • Understanding of real estate best practices, contracting approaches, service level agreement methods and third-party delivery models.
  • Awareness of global and regional service providers, including their relative strengths and limitations.
  • Experience with real estate transactions and regional lease administration.
  • Exposure to office portfolios and logistics or industrial projects, including early-stage strategy work.
  • Ability to manage suppliers and ensure strategic partners deliver to agreed cost and service standards.
  • Experience defining and tracking KPIs across geographies.
  • Ability to analyse current-state operations and identify efficiency opportunities.
  • Strong trend awareness and interest in new ways of working and industry research.
  • Good programme oversight across multiple concurrent transactions and asset classes.
  • Effective presentation, communication, prioritisation and time management skills.
  • Capability to collaborate across functions and improve processes.
