Role Overview
The Real Estate Manager will oversee the global real estate portfolio, driving strategic planning and optimizing the portfolio across Zimmer Biomet's international footprint. This influential role requires developing comprehensive real estate strategies, performing detailed market and financial analyses, and delivering executive-level recommendations to senior leadership. Key responsibilities include managing multiple real estate strategies, end-to-end transaction oversight, financial evaluations of real estate costs including acquisitions and disposals, and maintaining accurate real-time portfolio data and lease abstracts.
Key Responsibilities
- Manage global real estate transactions and drive construction projects to timely completion.
- Build and maintain collaborative relationships with internal teams and external partners, including third-party brokerage firms.
- Provide management with critical lease cost data and detailed reporting.
- Develop in-depth real estate strategies incorporating market analysis, financial modeling, and location recommendations for CFO and executive leadership scrutiny.
- Prepare clear, executive-level presentations and decision memos translating complex data into actionable insights.
- Formulate location strategy frameworks aligned with business unit needs, talent strategies, and corporate goals.
- Oversee occupancy planning and demand forecasting by converting headcount projections into space requirements and timelines.
- Lead lease administration including portfolio risk assessments, lease restructuring, and obligation management.
- Establish portfolio performance metrics and reporting frameworks for executive transparency on real estate investments.
- Collaborate with external advisors such as brokers, consultants, and legal teams to execute strategic initiatives and negotiate terms.
- Identify and implement portfolio optimization opportunities to improve operational efficiency and reduce costs.
- Maintain awareness of key dates for planning, site selection, negotiations, and approvals.
- Support merger and acquisition activities and assist with lease administration as needed.
- Perform additional departmental duties as assigned.
Candidate Profile
- Demonstrated success in managing complex lease negotiations, acquisitions, and dispositions.
- Project management experience preferred, especially related to workplace build-outs, tenant improvements, and vendor/contractor coordination.
- Advanced proficiency in Microsoft Excel and familiarity with specialized property and portfolio management software.
- Bachelor’s Degree required, preferably in Real Estate, Engineering, Finance, Accounting, Economics, or Business.
- At least five years of experience in corporate real estate.
- Willingness to travel up to 25% of the time.
Compensation and Equal Opportunity
