Project Manager / Estimator - Roofing & Exterior Restoration

Role Overview

AlphaX is seeking a seasoned Project Manager / Estimator to manage commercial and multifamily roofing, waterproofing, exterior restoration, and building repair jobs from initial site inspection to project completion. This position uniquely combines the responsibilities of accurate estimating alongside active project management, perfect for professionals skilled in both areas.

Key Duties

• Conduct on-site evaluations, measurements, and project assessments.
• Create comprehensive estimates covering roofing, waterproofing, deck coatings, exterior renovations, tenant improvements, and similar constructions.
• Develop cost breakdowns including labor, materials, equipment, and subcontractor pricing.
• Draft detailed proposals, scopes, pricing structures, exclusions, and relevant documentation.
• Present proposals to clients, negotiate terms, maintain follow-up communications, and secure contracts.
• Oversee project management from initial planning through to the final closeout phase.
• Organize and coordinate field teams, subcontractors, suppliers, materials, schedules, and handle change order processing.
• Supervise project progression, ensuring quality standards, safety compliance, budget adherence, and client satisfaction.
• Maintain continuous client communication throughout project duration.
• Monitor costs, project profitability, and production metrics.
• Establish and foster relationships with property managers, HOA representatives, general contractors, commercial property owners, and business referrers.

Candidate Requirements

• Minimum of 8 years’ experience in roofing, waterproofing, exterior restoration, building envelope, or related construction fields.
• Proven track record in estimating and managing commercial or multifamily building projects.
• Deep knowledge of reroofing systems, waterproofing methods, coatings, leak remediation, balconies, decks, and exterior structural repairs.
• Capability to assemble detailed labor, materials, and subcontractor cost estimates.
• Experience collaborating with property management firms, homeowners associations (HOAs), commercial property owners, and general contractors.
• Familiarity with project timelines, budgeting processes, managing change orders, and cost control techniques.
• Excellent organizational skills, alongside strong communication and negotiation abilities.
• Ability to manage several projects concurrently.
• Valid driver's license and capacity to travel to local job locations.

Compensation and Benefits

• Competitive base salary ranging from $70,000 to $110,000 annually, contingent on experience.
