Role Overview
The Junior Investment Manager position involves assisting the Investment Manager in monitoring the residential portfolio's performance, ensuring alignment with business objectives. The role encompasses preparing reports, coordinating cross-team inputs, and driving asset-level initiatives to meet investor expectations. This position offers a broad exposure to asset management, investor communications, operational and financial performance, and governance.
Key Responsibilities
- Assist in tracking portfolio performance indicators such as leasing activity, income, expenses, capital expenditure, arrears, occupancy rates, rent collection, and asset-specific KPIs.
- Support the development and monitoring of business plans for both new and existing residential properties.
- Analyze trends in leasing, finance, and operations to detect risks, opportunities, inconsistencies, and advise on corrective measures.
- Prepare analytical reports, variance explanations, and summaries for asset performance reviews.
- Maintain comprehensive tracking tools for leasing progress, rent trends, operating costs, capital projects, ESG initiatives, and commercial assumptions.
- Facilitate action plan tracking for assets performing below expectations.
- Contribute to the production of investor and client reports on a monthly, quarterly, and annual basis, including dashboards and commentary for presentations, tenders, board materials, and new mandates.
- Ensure accuracy, consistency, and timeliness in reporting and documentation for both internal and external stakeholders.
- Coordinate data collection across Finance, Leasing, Operations, and Property Management to meet reporting deadlines.
- Respond to client and investor data requests with precise and professionally presented information.
- Review financial statements, rent rolls, and budget data to aid asset management decision-making.
- Maintain and update trackers, forecasts, dashboards, budgets, and reporting templates focused on portfolio performance.
- Support operating and capital budget cycles, including assumptions gathering, submission reviews, and change monitoring.
- Assist with compliance related to debt covenants and portfolio performance reporting.
- Conduct variance analyses comparing actuals to budgets, business plans, and historical data, outlining key factors requiring management focus.
- Help with scenario planning and sensitivity analyses as directed.
- Improve reporting workflows, documentation, data capture, and automation efforts.
- Work collaboratively with multiple internal teams to ensure data integrity and alignment.
- Participate in strategic projects including portfolio assessments, process enhancements, and client-related initiatives.
- Uphold strict confidentiality, accuracy, and governance standards in all analytical and reporting duties.
- Manage data rooms, calendars, action trackers, and audit trails for investor and internal governance.
- Contribute to setting consistent standards, data definitions, and best practices within the asset management team.
Qualifications and Requirements
- Bachelor's degree in Property, Finance, Economics, Data Analytics, or a related discipline.
- Between one and three years of experience in analytical roles focused on data or property.
- Understanding of residential property operations or asset management is preferred.
- Familiarity with property management software such as Yardi or MRI is an advantage.
