Role Overview
An expanding multi-location business is seeking a senior property leader to take charge of its national property, projects, and facilities operation in Ireland. Reporting to the CEO, this is a prominent leadership role with responsibility for guiding property strategy, improving operational performance, and supporting the growth of a significant portfolio.
The position suits a commercially focused professional who enjoys accountability, fast-paced decision-making, and delivering practical outcomes that make a visible difference to the wider business.
What You Will Lead
You will oversee a cross-functional property operation covering strategic portfolio management, asset optimisation, capital works, facilities oversight, and compliance. Working closely with executive leadership, you will help shape business plans, improve portfolio performance, and unlock value across the estate.
You will also manage an existing internal team and coordinate external specialists, contractors, and service partners to deliver results across multiple sites.
Property Strategy and Asset Management
- Direct the long-term management of a substantial property portfolio.
- Handle lease negotiations, renewals, rent reviews, and landlord discussions.
- Support the identification and acquisition of new sites to enable expansion.
- Contribute to property disposals, acquisitions, and wider portfolio improvement initiatives.
- Develop strong working relationships with landlords, agents, and other key stakeholders.
- Carry out commercial and investment analysis to inform property and capital decisions.
- Prepare business cases and recommendations for senior leadership.
Projects and Capital Delivery
- Support the CEO in planning and delivering refurbishment, fit-out, and capital investment programmes across multiple locations.
- Control project budgets, schedules, and performance outcomes.
- Select and oversee consultants, design teams, and contractors.
- Ensure all works comply with statutory, regulatory, and operational requirements.
- Promote better ways of working, efficiency, and continuous improvement in project delivery.
- Look for opportunities to improve customer experience, operating effectiveness, and asset value.
Facilities and Operational Excellence
- Lead the facilities management function across a nationwide multi-site operation.
- Plan and monitor preventative maintenance programmes.
- Manage key suppliers and service level agreements.
- Balance cost control with consistently high operational standards.
- Keep all sites compliant with applicable legislation and industry standards.
- Create and implement approaches that strengthen reliability, performance, and resilience.
Health, Safety and Compliance
- Promote a strong culture of safety, accountability, and best practice.
- Maintain full compliance across property, facilities, and project activity.
- Work with internal teams to improve safety standards and risk management processes.
About You
You are a commercially minded property professional who can combine strategic thinking with hands-on operational delivery. You understand the link between property decisions and overall business performance, and you are comfortable operating at both executive and site level.
You bring sound judgement, influence, and the ability to manage competing priorities while producing measurable outcomes. You will be confident handling complex lease matters, large-scale projects, and multi-site operational improvements.
Experience and Qualifications
- Established experience in a senior property leadership position.
- Strong background in commercial retail property, asset management, or portfolio oversight.
- Experience in retail, multi-site, or customer-facing environments is strongly preferred.
- Proven success in lease negotiations, acquisitions, and property transactions.
- Track record of delivering refurbishment, fit-out, and capital projects.
- Experience managing facilities across several locations.
- Strong commercial judgement with the ability to assess investments and build business cases.
- Excellent stakeholder management, negotiation, and influencing ability.
- A relevant qualification in property, construction, surveying, engineering, or a related field would be an advantage.
- Full driving licence and willingness to travel as needed.
