About the Role
MoveSmart Rentals seeks a dependable and experienced Handyworker to manage residential rental properties. The role involves conducting listing-readiness evaluations, executing minor repairs, installing lockboxes, capturing photographic and video documentation, and recommending additional maintenance before properties are listed, shown, leased, or prepared for move-in.
MoveSmart Rentals is a comprehensive leasing service utilizing proprietary technology to assist landlords in accelerating leasing, minimizing vacancies, and thoroughly screening applicants. The company distributes listings across MLS and over 20 platforms, handling processes from listing to move-in seamlessly.
Key Responsibilities
- Visit residential rental properties for assessments related to listing readiness, access verification, approved repairs, and move-in preparations.
- Inspect and evaluate the overall property condition, noting repairs or improvements needed to enhance readiness for listings, showings, or occupancy.
- Take detailed photos and videos of properties, including access points, installed lockboxes, repairs, and any issues impacting leasing.
- Install lockboxes and verify access information.
- Perform general repairs and light maintenance to ensure property readiness.
- Suggest or generate work orders for additional maintenance or improvements required.
- Complete approved repair work on subsequent visits before listings, showings, lease signings, or move-ins.
- Provide detailed and clear updates including notes, photos, and videos of completed tasks.
- Communicate professionally with landlords, applicants, tenants when relevant, and internal team members.
- Recognize situations requiring licensed trades and escalate appropriately.
Typical Tasks
- Patching drywall and minor wall repairs.
- Applying caulking and sealants.
- Performing paint touch-ups.
- Fixing doors, locks, hinges, handles, and cabinets.
- Handling basic plumbing-related repairs.

- Conducting condition checks prior to listing, showings, or move-in.
Qualifications and Requirements
- Proven experience as a skilled handyworker, maintenance technician, contractor, or related role.
- Strong familiarity with residential repairs, rental turnover processes, and property readiness standards.
- Reliable means of transportation.
- Possession of necessary tools at all times in a truck.
- Access to a ladder for job sites.
- Smartphone equivalent to iPhone 13 or with a high-quality camera for documentation.
- Comfortable capturing clear photos and videos of property conditions, access points, repairs, and completed work.
- Ability to write clear notes and submit updates following each visit.
- Capability to work independently with minimal supervision.
- Professional, punctual, detail-oriented, and reliable demeanor.
- Respectful communication skills with landlords, applicants, tenants where applicable, and colleagues.
Preferred Experience
- Experience handling rental turnover repairs.
- Background preparing rental homes for photography, showings, inspections, or move-in.
- Familiarity with lockbox installation and access verification.
- Experience working inside vacant or occupied residential rental properties.
