Threshold is a specialized digital marketing agency focused on residential real estate, with strong experience serving multifamily apartment communities and student housing. The firm works with operators and management companies to accelerate unit leasing, improve lead quality, and strengthen resident-facing brands. The company is also expanding into financial services, supporting community banks and credit unions with digital growth strategies.
The organization is hiring a Director of Digital Marketing to lead its digital practice at a senior level and join the Senior Leadership Team. This is a hands-on leadership position that blends strategy, campaign execution, team management, and support for business growth. The ideal candidate is highly experienced in performance marketing, enthusiastic about the industries served, and comfortable challenging the status quo to unlock better outcomes for clients and the agency.
Key Responsibilities
Client strategy and campaign delivery
- Set the digital marketing direction for a portfolio of multifamily and student housing accounts across paid search, paid social, SEO, geofencing, programmatic/display, and reputation management.
- Remain directly involved in campaign builds, launches, and optimizations so client programs continue to improve throughout their lifecycle.
- Act as a senior advisor to major clients and build strong, trusted relationships with property management leaders.
- Review and interpret performance information from platforms such as Entrata, Yardi, and RealPage to link marketing activity with leasing results.
- Continuously improve delivery processes by reviewing campaign workflows and identifying ways to raise return on investment.
- Work with the financial services team when needed to apply digital marketing expertise to community banks and credit unions.
Team leadership and agency operations
- Guide and develop digital marketing strategists, activation staff, and related team members to improve client performance.
- Create repeatable best practices, playbooks, and quality benchmarks across service areas.
- Promote the use of automation and AI tools to streamline workflows, reporting, and operational efficiency.
- Collaborate with agency leadership on staffing, technology evaluation, and process improvements.
- Contribute to company strategy, culture, and growth as a member of the Senior Leadership Team.
- Build a team environment centered on accountability, curiosity, and professional development.
Business development
- Support new business efforts through pitches, proposals, and prospect conversations.
- Represent the agency at industry events, conferences, and through thought leadership.
- Stay current on multifamily marketing, digital advertising, and proptech trends to keep the agency competitive.
Qualifications
Required experience and expertise
- At least 7 years of experience in digital marketing, including 3 or more years in a leadership or director-level position.
- Direct marketing experience in multifamily apartment communities or student housing.
- Working knowledge of Internet Listing Services such as Apartments.com, Zillow, or CoStar.
- Working familiarity with property management platforms such as Entrata, Yardi, RealPage, or similar tools.
- Strong understanding of paid media channels including Google Ads, Meta, programmatic/display, and geofencing, along with SEO fundamentals.
- Comfort with analytics and reporting tools including Google Analytics 4, Google Tag Manager, Google Business Profiles, and Meta Business Manager.
- Experience using performance data to improve leasing outcomes such as cost per lead, cost per lease, and traffic-to-lease ratios.
- Strong communication skills with the ability to present strategy and results clearly to clients and internal teams.
- Willingness to travel about 10–15% for client meetings, conferences, and team collaboration.
Preferred background
- Experience in an agency environment managing multiple client accounts at the same time.
- Understanding of student housing leasing cycles, seasonality, and audience-specific tactics.
- Exposure to CRM and marketing automation systems.
- Existing relationships within the multifamily or student housing industries.
