Overview
Tata Realty & Infrastructure Ltd manages a commercial real estate portfolio including approximately 10 million sq. ft. under the Intellion Offices brand. The Assistant General Manager Operations position is responsible for leading all operational activities at Intellion Park, Chennai. This includes ensuring efficient maintenance, strengthening tenant relationships, managing vendors, overseeing finances and procurement, and promoting sustainable practices. The role is full-time and requires presence on-site six days a week, reporting directly to the Asset Manager and collaborating closely with the Asset Management Team.
Key Responsibilities
- Supervise daily operations of the campus encompassing technical services (HVAC, plumbing, electrical), waste management, safety, security, and regulatory compliance.
- Manage operations specific to the retail spaces, including restaurants and cafes, ensuring smooth customer experiences and tenant satisfaction.
- Collaborate with tenant leadership to optimize campus services and amenity delivery for employees and tenants.
- Design and implement initiatives and projects to improve operational efficiency and reduce costs.
- Introduce and drive technology-based solutions to enhance operational effectiveness.
- Develop strategies, plans, and budgets for campus management and continuous improvement.
- Oversee minor infrastructure upgrades, office renovations, and fit-outs within prescribed budgets and timelines.
- Coordinate with leasing teams on tenant engagement, lease terms, and negotiations.
- Ensure compliance with health, safety, environmental, and local regulations through regular inspections and emergency preparedness planning.
- Manage vendor and contractor relationships including contract negotiation, service level enforcement, and performance evaluation to foster long-term partnerships.
- Assist in budgeting processes, financial discipline, procurement oversight, and collection management relating to facility operations.
- Lead sustainability initiatives, report on energy efficiency and waste reduction efforts, and implement green building standards.
Required Qualifications and Skills
- Bachelor's degree in facilities management, engineering, business administration, or a related discipline.
- 8-10 years of demonstrated experience in facilities or property management roles, preferably within multinational corporations, industrial parks, or real estate developers.
- In-depth understanding of building systems, compliance, operational processes, and project management.
- Proficiency with facility management and space planning software tools.
- Capability to apply AI technologies to enhance operational workflows.
- Strong verbal and written communication skills are essential.
- Ability to independently manage complex operations and lead large teams of vendors and service providers.
- Excellent organizational aptitude, critical thinking, and problem-solving capabilities.
- Experience managing mid to large scale projects.
- Facility management certification (e.g., Certified Facility Manager) is advantageous.
- Knowledge of sustainability practices and regulatory requirements.
