Role Overview
Bluecore Residential is a privately held real estate investment firm based in Newport Beach, California. The company has owned and operated a multifamily portfolio of more than 16,000 units across fast-growing secondary markets. Its edge comes from long-term industry relationships and an integrated platform that combines property management, asset management, and data analytics.
Since 2018, the firm’s principals have deployed preferred equity into multifamily assets for institutional investors. In 2022, the team was the largest seller of multifamily properties in the United States and has reported deal-level IRRs above 30% annually since inception. Looking ahead, the company plans to continue acquiring high-quality multifamily assets across the Sunbelt and investing preferred equity in multifamily development projects.
The Asset Management Analyst will sit at the intersection of operations and investments, working directly with senior leadership. This position provides exposure to the full investment lifecycle and supports budgeting, underwriting analysis, and property performance monitoring across the multifamily portfolio. The role is focused on comparing actual operating results with underwriting assumptions and annual budgets, then explaining the drivers behind any gaps. It is a high-visibility opportunity with a strong path toward asset management or acquisitions.
Core Responsibilities
This role combines portfolio monitoring, financial analysis, underwriting support, and process improvement.
- Prepare monthly and quarterly budget-versus-actual reviews, breaking down changes into operational factors such as occupancy, lease trade-outs, renewals, controllable expenses, market conditions like rent movement, concessions, supply, and comparable asset performance.
- Build, refine, and maintain market comp sets and track submarket rent, occupancy, and concession trends to provide context for portfolio results.
- Work closely with property management teams to identify underperformance, confirm budget assumptions, and follow through on corrective action plans.
- Develop and update Excel models and reporting tools used for budget tracking, trend analysis, and portfolio-level rollups.
- Pull and analyze data from property management systems such as Yardi or similar platforms for recurring reporting and one-off analysis.
- Create and maintain detailed financial models for multifamily acquisitions and development opportunities.
- Review rent rolls, trailing-12 reports, budgets, and market data to refresh portfolio forecasts.
- Support investment materials such as memos, return analyses, and scenario models.
- Assist with due diligence, including review of third-party reports and financial information.
- Contribute to the annual budgeting process by building, modeling, and stress-testing property-level operating budgets with Asset Management and Property Management.
- Prepare monthly and quarterly portfolio reporting materials for internal stakeholders and investors.
- Analyze performance against underwriting and revised forecast assumptions.
- Support cash flow forecasting and investment tracking across the portfolio.
- Help evaluate distressed or complicated investments, including restructurings and workout situations.
- Draft analytical memos with clear recommendations for senior leadership.
- Carry out ad hoc analyses related to strategic initiatives, capital events, and portfolio decisions.
- Use AI tools such as Claude, ChatGPT, and Excel integrations to improve underwriting, reporting, and workflow efficiency.
- Contribute to the development and refinement of internal processes to improve scale and productivity.
- Spot opportunities to automate repetitive analyses and improve data quality.
Candidate Profile
The ideal candidate brings a finance-oriented background, strong modeling ability, and comfort working with large data sets in a real estate investment setting.
- Bachelor’s degree in Finance, Economics, Accounting, Business, or a related discipline.
- Between 1 and 4 years of experience in multifamily or commercial real estate, including asset management, property accounting, acquisitions, FP&A, or valuation/appraisal work.
- Strong Excel modeling skills, including the ability to build and review financial models.
- Working knowledge of multifamily operating statements and core metrics such as NOI, economic occupancy, trade-outs, and expense ratios.
- Comfort using PowerPoint to prepare investment presentations and reporting materials.
- Strong analytical ability and experience working with large data sets such as rent rolls, trailing-12 statements, and budgets.
Preferred Experience
- At least 1 year of experience with multifamily underwriting and development projects.
- Exposure to construction budgets, draw processes, and cost tracking.
- Interest in, or hands-on use of, AI tools in investment or reporting workflows.
- Experience with Yardi, RealPage, Entrata, or a similar property management system.

Compensation is competitive and will be based on the candidate’s total relevant experience. The relevant background range for this role is 0 to 4 years of underwriting experience in multifamily acquisitions.
