Since 2018, the principals have also invested preferred equity into multifamily assets for large institutional investors. In 2022, they were the largest seller of multifamily assets in the United States and have delivered strong results, with deal-level IRRs above 30% annually since launch. The firm is continuing to pursue multifamily acquisitions across the Sunbelt and preferred equity investments in development projects.
Role Overview
The Asset Management Analyst will work at the junction of operations and investments, partnering closely with senior leadership. The position supports budgeting, underwriting analysis, and portfolio operating performance across the multifamily portfolio. The role focuses on comparing actual results with underwriting assumptions and annual budgets, then explaining the causes of any gaps. It offers high visibility and a clear pathway into asset management or acquisitions.
Asset Management
- Complete monthly and quarterly variance analyses against budget, breaking out drivers such as occupancy, lease trade-outs, renewals, controllable expenses, market conditions, rent movement, concessions, supply, and comparable property performance.
- Build and refine market comp sets and monitor submarket rent, occupancy, and concession trends to put asset performance in context.
- Work with property management to pinpoint operating issues, test budget assumptions, and follow up on corrective action plans.
- Create and maintain Excel-based models and dashboards for budget-versus-actual tracking, trend analysis, and portfolio summaries.
- Pull and evaluate data from property management systems such as Yardi or similar platforms for recurring reports and ad hoc requests.
Acquisitions and Underwriting
- Develop and maintain detailed financial models for multifamily acquisitions and development projects.
- Review rent rolls, trailing 12-month statements, budgets, and market data to update performance forecasts.
- Support investment presentations, including memos, return analyses, and scenario modeling.
- Assist with due diligence, including review of third-party reports and financial information.
Budgeting
- Support the annual budgeting cycle by building, modeling, and stress-testing property-level operating budgets alongside asset management and property management teams.
Portfolio Monitoring and Investor Reporting
- Prepare monthly and quarterly reporting materials for internal stakeholders and investors.
- Analyze variances versus underwriting assumptions and reforecast projections.
- Assist with cash flow forecasting and ongoing performance tracking across investments.
Investment Memos and Special Situations
- Help evaluate complex or underperforming assets, including restructurings and workout scenarios.
- Draft analytical memos that translate findings into clear recommendations for senior leadership.
- Carry out ad hoc analysis for strategic initiatives, capital events, and portfolio-level decisions.
AI and Process Optimization
- Use AI tools such as Claude, ChatGPT, and Excel integrations to speed up underwriting, reporting, and workflow execution.
- Contribute to improvements in internal processes so they are more efficient and scalable.
- Look for ways to automate recurring analysis and improve data quality.
Requirements
The ideal candidate holds a bachelor’s degree in Finance, Economics, Accounting, Business, or a related discipline. The role is suited to someone with 1 to 4 years of experience in multifamily or commercial real estate, including asset management, property accounting, acquisitions, FP&A, or valuation/appraisal. Strong Excel modeling ability is essential, including the ability to build and audit models. Candidates should understand multifamily operating statements and core metrics such as NOI, economic occupancy, lease trade-outs, and expense ratios. Proficiency in PowerPoint and experience preparing investment materials are also needed, along with strong analytical skills and comfort working with large datasets such as rent rolls, T-12s, and budgets.
Preferred Background
Additional value will come from at least one year of experience with multifamily underwriting and development projects, exposure to construction budgets and draw processes, familiarity with cost tracking, interest in or experience with AI tools for investment workflows, and experience using Yardi, RealPage, Entrata, or similar property management systems.
