Job description
Job Overview
The Property Management Officer will oversee financial compliance, manage outstanding receivables, and conduct tenant vetting across the commercial and residential property portfolio. Acting as a crucial link between tenants, the Finance Department, and the Legal Department, the role aims to reduce financial risks and ensure efficient revenue operations.
Key Responsibilities
- Serve as the main liaison between the property management team and Finance Department.
- Track and collect overdue payments such as bounced cheques, utilities, unpaid rent, and administrative fees.
- Maintain precise financial records of tenants and generate aging reports for management review.
- Initiate legal proceedings against tenants with chronic payment defaults or non-renewals, collaborating with the Legal Department to provide documentation and resolve disputes promptly.
- Prepare refund memos related to security deposits, overpayments, or lease cancellations and coordinate with internal and external parties to ensure timely processing.
- Manage issuance and distribution of utility bills to commercial tenants, reconcile consumption data, and resolve billing issues swiftly.
- Continuously monitor commercial tenants to ensure insurance compliance, audit insurance certificates per lease requirements, and issue notices of non-compliance when necessary.
- Conduct thorough background and credit checks on potential commercial tenants using the Etihad Credit Bureau system to evaluate financial reliability.
- Perform any additional administrative or operational duties as assigned by the department.
Qualifications and Experience
- Bachelor’s degree in Business or a related field.
- Between 3 to 5 years of relevant experience in property management collections, commercial leasing administration, or corporate finance.
- At least 3 years of experience working in the UAE market.
- Proven proficiency with the Etihad Credit Bureau platform and Microsoft Office applications.
