About the Role
By the Sea Resorts is seeking a Vice President of Operations & Asset Performance based in Panama City Beach, FL. This position focuses on hands-on leadership to drive consistent performance across their hospitality holdings. Success will be evaluated through improvements in asset condition, enhanced margins, labor management, maintenance efficiency, and overall operational control.
Key Responsibilities
- Develop a comprehensive 5-year capital expenditure roadmap within the first 90 days, outlining priorities, budget estimates by project categories, annual funding plans aligned with ownership goals, and assessment of deferred maintenance risks. Establish a repeatable annual CapEx planning process with proper governance.
- Implement a portfolio-wide preventative maintenance program with clear standards, routine documentation, compliance tracking, and audits to reduce reactive repairs and guest disruptions.
- Stabilize engineering operations by setting measurable KPIs, including work order response and closure rates, labor productivity, inventory management, and deferred maintenance remediation. Professionalize leadership within engineering teams at each property.
- Standardize housekeeping productivity through data-driven labor models tied to occupancy, room types, and guest satisfaction, aiming to reduce inefficiencies while maintaining service quality.
- Boost portfolio gross operating profit margins by identifying and executing operational efficiencies such as enhancing labor productivity across departments, controlling purchasing costs, optimizing scheduling and staffing, and improving forecasting and variance management.
- Oversee vendor contracts by auditing, renegotiating, and managing compliance with service level agreements to ensure competitive pricing, scope clarity, and prevent unmanaged expenses.
- Lead monthly general manager performance reviews focusing on labor ratios, asset condition, compliance, departmental execution, and timely action plan follow-up to address underperformance decisively.
- Promote a culture of structured execution through standardized operating cadence, scorecards, KPI dashboards, adoption of SOPs, audit routines, and consistent meeting rhythms to eliminate inconsistency across properties.
- Support ownership in renovation and repositioning initiatives by monitoring scope, budgets, contractor accountability, timelines, and operational transition planning to mitigate guest impact.
- Enhance restaurant operations to improve profitability and consistency by enforcing food cost controls, waste reduction, labor scheduling discipline, service standards, and establishing a weekly profit and loss review process.
Qualifications
- Minimum of 10 years' progressive leadership experience in hotel operations, particularly with multi-property or regional oversight.
- Proven track record of margin improvement through disciplined labor management, maintenance programs, and operational controls.
- Strong financial skills in budgeting, forecasting, and variance analysis.
- Demonstrated ability to implement maintenance and operational standardization across portfolio.
- Willingness to travel regularly between properties.
- Preferred experience includes turnaround management, renovation project oversight, and strong food and beverage operational expertise.

This is a field-centric role demanding active presence at asset locations, visibility with teams, and accountability for performance outcomes. Expect a structured operating rhythm with regular KPI reviews, monthly management meetings, and quarterly asset evaluations.
