Role Overview
The Vice President (VP) of Divisional Finance acts as the primary financial advisor to the Division President, offering key insights, analytical expertise, and leadership to enhance profitability, operational efficiency, and growth within the division. This role oversees financial planning, budgeting, forecasting, reporting, and operational finance functions across land acquisition, sales, construction, and purchasing departments. It involves a hands-on approach with in-depth data analysis to support strategic leadership decisions and reports directly to the Division President, with a secondary reporting line to the Corporate VP of Financial Planning and Analysis (FP&A) for enterprise-wide consistency.
Key Responsibilities
- Lead the quarterly forecasting and annual business planning for the division, ensuring transparency and alignment with corporate goals.
- Prepare, analyze, and present monthly financial performance reports, including sales, production, cost metrics, and margin analysis; identify improvement opportunities for divisional and corporate leadership.
- Collaborate with Division President and functional leaders across departments (Sales & Marketing, Land, Construction, Purchasing, Warranty) to explain financial variances and develop strategies to improve ROI, margins, and overhead efficiency.
- Support land acquisition decisions via standardized underwriting, financial analysis, and evaluation of deal structures, forward commitments, and inventory distribution.
- Work with Purchasing to monitor commodity prices, reduce direct costs, and boost procurement efficiency.
- Advise on operational performance, pricing strategy, and profitability at community and product levels.
- Oversee divisional financial controls and ensure adherence to corporate policies and standards.
- Act as the divisional leader for financial systems, reporting frameworks, and automation efforts.
- Coordinate with corporate FP&A to synchronize divisional reporting with enterprise key performance indicators (KPIs) and tools.
Qualifications
- Bachelor's degree in finance or accounting is mandatory; Master's degree is preferred.
- 8-12 years of advancing experience in finance and accounting, ideally with homebuilding or construction industry background.
- Strong expertise in financial planning and analysis (FP&A), cost accounting, financial controls, and operational finance is essential.
- Experience in land acquisition financial analysis and knowledge of homebuilding financial metrics is advantageous.
- Proficient in advanced financial modeling, Excel, and ERP/reporting systems; familiarity with homebuilding systems is a plus.
- Exceptional communication and influencing skills to act as a trusted advisor to senior leadership.
- Ability to function both strategically and as a detailed analyst.
- Certified Public Accountant (CPA) certification is preferred.
