Job Overview

Join the Retail Leasing team at SingPost Centre (SPC) and take charge of creating and implementing insightful retail leasing plans aimed at maximizing asset performance while nurturing strong ties with tenants. Your role will involve analyzing retail data and market trends to identify opportunities, optimize tenancy layouts, and secure impactful retail partnerships.

Key Responsibilities

• Drive and execute leasing strategies to sustain full mall occupancy and achieve revenue growth that surpasses financial targets.
• Use sales figures, category performance insights, and visitor metrics to develop an ideal mix of tenants, sourcing and acquiring those who enhance the mall's overall efficiency and trading dynamics.
• Lead lease negotiations for new and renewing tenants, applying financial analyses to forecast rental outcomes and propose favorable lease arrangements.
• Consistently monitor tenant sales data and gross turnover, calculating occupancy costs vs. industry standards to discover potential rent improvements.
• Oversee all aspects of lease management including renewal pipelines, expiration schedules, and related documentation to prevent vacancies and streamline lease administration.
• Support budget planning by applying predictive analytics and historical leasing data to forecast annual rental income and revenue projections.

Qualifications and Skills

• Diploma or degree in Real Estate, Business Analytics, Finance, or similar quantitative disciplines.
• At least 3 years of leasing experience, adept at managing numerous lease renewals and extensive portfolio tracking.
• Strong analytical abilities to convert tenant sales, foot traffic data, and market standards into actionable strategies.
• Advanced skills in MS Excel (including VLOOKUP, Pivot Tables, and financial modeling) and PowerPoint; familiarity with Google Workspace.
• Experience with property management or business intelligence software such as Power BI is advantageous.
• Excellent interpersonal skills, emotional intelligence, negotiation competence, and communication abilities for maintaining tenant relationships while meeting commercial goals.
