Overview
Tesla is seeking an experienced Senior Lease Administrator to support a regional portfolio from its Fremont, California office. This role calls for someone who can work on their own, manage a broad set of lease administration responsibilities, and stay effective in a fast-moving setting where priorities can change quickly and direction may not always be fully defined. Strong communication, attention to detail, and the ability to respond promptly and appropriately are essential.
Key Responsibilities
- Extract and manage lease data with accuracy, including lease terms, important deadlines, options, rights, clauses, and payment details, while keeping Tesla’s lease database current and reliable.
- Monitor critical dates and complete data-related projects that help preserve the accuracy and integrity of the records.
- Review, process, and where needed challenge lease-related charges and expenses; examine operating expense reconciliations and perform desktop audits when required.
- Track cost recoveries and savings opportunities, manage billing and collection for tenant allowances, and oversee security deposit collection for closed sites.
- Work with the Construction team to confirm possession and send required formal notices to landlords.
- Handle landlord and tenant disputes related to leases, including negotiation, proposing alternatives, and assessing the impact of different positions.
- Carry lease repair and maintenance compliance matters from start to finish with landlords.
- Complete due diligence needed for Commencement Date Agreements and Estoppels.
- Issue renewal option letters and default notices when necessary.
- Coordinate with internal partners on site closures, provide guidance on surrender language, send termination notices as needed, and ensure rent obligations stop appropriately.
- Collaborate closely with Legal, Real Estate, Design, Construction, Finance, Vendor Changes, Tax, Internal Audit, Facilities Operations, Workplace, and Accounts Payable teams, and provide reports and information as requested.
Candidate Profile
- An associate degree or bachelor’s degree in Real Estate, Finance, or a related field is preferred, or an equivalent mix of experience and demonstrated capability.
- At least 5 to 7 years of experience in lease administration or commercial property management is required.
- Ability to read and interpret commercial lease language and complex legal positions, along with a working understanding of construction and building repair and maintenance concepts.
- A proactive, analytical approach with strong organization, detail orientation, and the ability to manage multiple high-volume tasks and projects independently.
- Excellent oral and written communication skills, plus the ability to manage stakeholders and build trust across functions at different levels.
- Advanced computer proficiency, including strong Excel ability, comfort with lease administration/database tools, and working knowledge of Microsoft Word.
Compensation and Benefits
The estimated annual pay for this role is $64,000 to $228,000, and total compensation may also include cash awards, stock awards, and benefits. Actual pay can differ based on factors such as market location, relevant knowledge, skills, and prior experience.
