Role Summary

The Senior Director of Investments will lead the identification, assessment, negotiation, and acquisition of institutional-grade neighborhood retail and mixed-use properties across markets in the Northeastern United States. This position owns Northeast investment sourcing with guidance from senior leadership and is responsible for financial structuring, analytical review, due diligence, and closing activities for potential transactions.

The role sits within a high-volume, fast-moving, and highly collaborative environment. The team targets at least $1 billion in new acquisitions annually, and this position will contribute directly to sourcing, executing, and advancing those opportunities.

Key Responsibilities

  • Build a strong pipeline of acquisition opportunities by cultivating and sustaining relationships with owners, brokers, developers, and prospective joint venture partners.
  • Lead negotiations for purchase and sale agreements and coordinate transaction-related legal work with external counsel.
  • Develop analytical, research, and financial modeling support to strengthen underwriting assumptions and business plans for acquisitions and dispositions across U.S. markets.
  • Partner with execution teams and junior acquisitions staff to provide deal-level underwriting direction and support post-closing strategy implementation.
  • Manage due diligence efforts and guide transactions through closing.
  • Prepare and present investment committee memorandums for proposed deals.
  • Assist with fundraising materials and investor presentation content.
  • Track and interpret economic and demographic trends in target markets and submarkets.
  • Coach, direct, and develop junior acquisitions professionals.

Requirements

  • At least 10 years of experience in real estate investment and capital markets.
  • A strong history of completed real estate investments, including both off-market and marketed transactions, with retail experience preferred.
  • Hands-on knowledge of acquisitions, capitalization strategies, and principal ownership structures.
  • Proven leadership ability and experience managing teams, influencing cross-functional partners, and developing junior staff.
  • Excellent negotiation, analytical thinking, and problem-solving capabilities.
  • Demonstrated ability to build and sustain professional relationships.
  • Strong financial analysis skills, the ability to distill complex ideas for senior leadership, and advanced Excel modeling proficiency.
  • Highly self-driven with sound independent judgment and a strong work ethic.
  • Meticulous attention to detail and a commitment to high standards of quality.
  • Well-developed organizational skills and the ability to handle multiple priorities at once.
  • Credit investment experience is considered an advantage.

Additional Information

This is a full-time, onsite role based in Charlotte, NC. The role is focused on senior-level investment leadership within a real estate platform.
