Role Overview
As a Residential Real Estate Title Search Quality Control professional, you will collaborate with the search team to review completed searches and title reports, confirm property conditions from a legal standpoint, and ensure the final deliverables meet quality standards before they are sent to clients. You will also support customer service by sharing updates, clarifying order details, and responding to order-related questions.
What Success Looks Like
- Review completed title searches for correctness, completeness, and compliance with client-specific standard operating procedures.
- Study and assess records such as deeds, mortgages, property tax records, inheritance and estate tax records, deeds of trust, liens, judgments, easements, restrictions, bankruptcy records, foreclosures, chancery actions, plats, maps, and related documents to determine ownership, encumbrances, and legal property descriptions.
- Evaluate chains of title, identify defects, and prepare summaries of title-related issues.
- Review title records prepared by outside abstractors and request additional information from ground abstractors when a full examination requires it.
- Combine all search findings into property reports and title commitments.
- Accurately extract information from source documents and enter it into reports or software with a high level of precision.
- Work a standard full-time schedule of 8 hours per day, 5 days per week in a remote setting.

Requirements and Qualifications
- 1 to 4 years of experience as a title abstractor or examiner, including online search experience.
- Working knowledge of state-specific guidelines and the ability to search property tax jurisdictions at the state, city, county, and school levels online.
- Strong attention to detail when reviewing source documents and entering data into reports.
- Proficiency with Microsoft Word and Excel.
- Familiarity with title search systems such as SoftPro, Qualia, and Datatrace is helpful but not mandatory.
- Sound judgment when handling confidential borrower information.
- Ability to work well with others as part of a team.
- Capacity to work independently with minimal supervision.
- Comfort working in a fast-paced, deadline-heavy environment.
- Willingness to work overtime when needed to meet client timelines.
