Job description
Position Summary
The Resident Manager role involves overseeing the day-to-day functions of assigned apartment buildings. Responsibilities encompass cleaning communal areas, completing administrative duties, performing minor maintenance tasks, and delivering exceptional tenant service.
Work Schedule and Compensation
- Location: Niagara Falls, Ontario, Canada
- Full-time employment with a rotating schedule requiring availability on weekends and on-call duties
- Annual salary of $44,000, inclusive of the rent for a provided apartment
- Utilities and parking are covered
- Monthly performance bonuses
- Health and dental benefits fully covered by the employer
Key Responsibilities
- Maintain cleanliness and upkeep of shared spaces including sweeping, mopping, dusting, cleaning glass and metal surfaces, treating carpet stains, and using air fresheners
- Support unit turnover by thoroughly cleaning apartments after tenants move out to prepare them for new renters
- Conduct seasonal exterior maintenance such as raking leaves, tending flower beds, shoveling snow, salting pathways, and handling minor repairs
- Manage disposal areas by emptying garbage containers and cleaning around dumpsters as needed
- Handle paperwork including rental applications, lease agreements, and inspection checklists, and assist with rent collection, tenant communication, and organizing the rental office
- Monitor telephone inquiries, track rental interest, and maintain tenant satisfaction through quality customer service
Required Qualifications
- High school diploma or a minimum of three years’ relevant experience in cleaning
- Proficiency in standard computer applications such as Microsoft Word, Excel, and email/web usage
- Familiarity with local regulations, industry standards, municipal by-laws, and provincial legislation including the Residential Tenancy Act, Building Codes (including Fire Codes), and Occupational Health and Safety Act is advantageous
- Physical ability to lift up to 50 pounds, bend, push, pull, and navigate stairs
