Resident Manager, Live-In

Role Overview

The Resident Manager oversees the day-to-day running of designated apartment buildings in St. Thomas, Ontario. This live-in role combines tenant service, leasing support, administration, light maintenance, and general property upkeep, with a strong focus on customer care and smooth building operations.

Work Schedule

This is a full-time onsite position with a rotating schedule. Weekend coverage and on-call availability are required.

Compensation and Benefits

The package includes an annual pay of $43,000, which also covers the rent for the provided apartment. Utilities and parking are included, and the role also offers a monthly bonus plus extended health and dental coverage.

Key Duties

• Promote available units, conduct showings, respond to leasing questions, process applications, verify credit and references, send documents to head office for approval, and support the completion of rentals while logging calls, emails, and in-person visits.
• Oversee rent collection and tenant follow-up, handle rental inquiries, coordinate viewings, complete reference checks, issue notices, remain reachable during working hours and emergencies, and help plan tenant activities.
• Keep fire safety records current, update fire safety plans, complete required paperwork, review rent rolls for accuracy, and take part in audit activities.
• Carry out administrative work such as sorting receipts, quotes, and purchase orders; replying to emails; documenting incidents; and handling faxing and related clerical tasks.
• Manage cleaning and basic maintenance work, including common-area cleaning, maintenance request follow-up, small repairs, contractor supervision, waste removal, and keeping the property clear of garbage.
• Perform seasonal exterior maintenance such as raking, caring for flower beds, shoveling snow, salting walkways, and completing minor repairs as needed.

Qualifications

• A high school diploma is required, or alternatively at least five years of relevant experience.
• A valid driver’s licence with a clean driving record and automobile insurance may be required.
• Strong computer literacy is necessary, including proficiency with Word, Excel, email, and web tools.
• Familiarity with regional policies, industry standards, municipal bylaws, and applicable provincial laws is considered an advantage, including the Residential Tenancy Act, building and fire codes, and the Occupational Health and Safety Act.
• The role requires the ability to lift up to 50 lbs and to bend, push, pull, and move up and down stairs.
