Role Summary

We are recruiting a seasoned Director of Facilities to oversee and lead facility operations across a diverse portfolio, including condominiums, high-rise buildings, and community associations. This leadership role entails managing maintenance operations, preventative maintenance programs, capital projects, vendor relations, compliance, and personnel. The director will act as the principal expert in property maintenance and operations, working closely with community and general managers, boards, and vendors to uphold top maintenance standards.

Key Duties

  • Lead, develop, and supervise maintenance teams responsible for multiple managed properties.
  • Define operational standards, performance objectives, and maintenance best practices.
  • Provide coaching and mentorship to promote staff growth and improved performance.
  • Foster a culture that values accountability, safety, responsiveness, and operational excellence.
  • Support hiring, onboarding, and performance evaluations of maintenance personnel.
  • Manage day-to-day and preventative maintenance activities effectively to safeguard community assets and control costs.
  • Conduct audits and inspections to uncover maintenance issues and improvement areas.
  • Serve as a technical consultant for operational concerns to managers and boards.
  • Oversee capital improvements, large repairs, and facility upgrades, including reviewing scope, budgets, and scheduling.
  • Coordinate with contractors, engineers, and vendors to ensure successful project delivery.
  • Monitor vendor performance and manage contractual relationships.
  • Ensure compliance with relevant regulations, oversee safety and permitting programs, and assist in emergency preparedness.
  • Engage with clients and boards, attend meetings, and facilitate long-term maintenance and capital planning.

Qualifications and Skills

  • At least 5 years of facilities management experience, preferably overseeing multiple properties or regional operations.
  • Experience in high-rise, condominium, HOA, commercial, hospitality, or multifamily facilities preferred.
  • Demonstrated leadership experience managing teams directly.
  • Proficient with capital project management and vendor contract oversight.
  • Strong leadership, coaching, project management, and organizational skills.
  • Deep understanding of building systems, maintenance strategies, and operational procedures.
  • Excellent communication, relationship-building, problem-solving, and decision-making abilities.
  • Experience with maintenance software, work order systems, Microsoft Office, and project financials is advantageous.

Work Schedule and Location

  • Monday through Friday, 8:00 AM to 5:00 PM.
  • Local travel within Houston area properties required, with occasional evening or after-hours duties.

Compensation and Benefits

  • Annual salary of $110,000.
  • 20 days paid time off annually plus 11 paid holidays.
