Job description

About the Company

Locate is a commercial real estate company powered by AI, focused on helping expanding brick-and-mortar brands make better growth decisions. By analyzing actual consumer behavior, the firm supports location strategy, tenant representation, and complete deal execution, aiming to help multi-site consumer brands choose sites more intelligently and secure leases faster across the United States.

Role Overview

The company is hiring a Transaction Manager to support national clients. This position sits within a small, highly autonomous team that coordinates resources, runs lease transactions, manages site acquisition work, handles renewals, and oversees dispositions for corporate clients.

Experience and Mindset

Applicants should bring 3 to 5 years of experience in commercial real estate brokerage, transaction management, lease administration, or a closely related area. A valid real estate license is required, along with experience negotiating real estate deal terms. The ideal candidate is comfortable working with new technology, learns unfamiliar systems quickly, and thrives in an AI-driven startup environment where ownership of outcomes matters.

Key Duties

  • Build and strengthen client relationships over time.
  • Coordinate, track, deliver, and report on property transaction activities.
  • Oversee field brokers to ensure the right outcomes and deliverables are achieved.
  • Meet both client-driven and internal deadlines consistently.
  • Use client platforms and Locate’s proprietary tools effectively throughout the real estate workflow.
  • Work closely with client management teams to keep projects moving.
  • Ensure transactional work aligns with client policies and quality expectations.
  • Prepare and deliver presentations and strategic recommendations in both written and verbal form.
  • Measure and communicate occupancy cost savings and added value for clients.
  • Develop accurate project tracking documents, financial reports, and financial analyses.
  • Adapt to corporate structures and adjust communication to fit the client’s culture.
  • Bring strong leadership and relationship-management capability to the role.
  • Quickly adopt new tools and AI-based workflows in daily work.

Compensation

The salary range is $80,000 to $100,000 per year, depending on experience.
