About the Company

Locate is a technology-driven commercial real estate firm that uses AI and consumer behavior insights to support expansion decisions for brick-and-mortar brands. The company provides tenant representation and full deal execution services to help multi-location consumer businesses choose better sites and close leases faster across the United States.

Role Overview

Locate is hiring a Transaction Manager to support national clients. This role sits on a small, self-directed team responsible for coordinating resources, managing lease execution, driving site acquisition efforts, handling renewals, and supporting dispositions for corporate customers.

What You’ll Be Doing

  • Build strong client relationships and help maintain trust throughout the engagement.
  • Oversee real estate transaction work from planning through reporting.
  • Guide and track field brokers to ensure quality work and timely results.
  • Meet both client-facing and internal deadlines without delays.
  • Use client systems and Locate’s internal software to manage real estate workflows effectively.
  • Work closely with client leadership and management teams.
  • Ensure transaction processes follow client rules and quality expectations.
  • Create and deliver presentations, along with strategic recommendations, in both verbal and written form.
  • Measure occupancy cost reductions and other value delivered to the client.
  • Produce accurate project trackers, financial summaries, and analytical reports.
  • Understand corporate structures and adjust your approach to fit each client’s culture.
  • Use strong leadership and relationship-building skills to keep work moving.
  • Quickly learn and apply new tools, including AI-enabled workflows.

Experience and Fit

The ideal candidate has 3 to 5 years of experience in commercial real estate brokerage, transaction management, lease administration, or a closely related area. A valid real estate license is required, along with hands-on experience negotiating real estate deal terms. Success in this role also depends on being comfortable with new technology, learning unfamiliar systems quickly, and taking ownership in a startup-style environment.

Compensation

Salary is listed as $80,000 to $100,000 per year, depending on experience.
