Job description

Role overview

This position works alongside the Senior Real Estate Manager to drive development work for new restaurants and brand expansion, aligning with company growth plans and helping strengthen store coverage in fast-growing micro-markets. The role coordinates with internal partners such as Operations, Finance, Development, and Legal, as well as external solicitors, agents, and landlords.

Site development planning

  • Carry out the PMO framework to improve how sites are identified and selected, using sales projections, payback analysis, and ROI decisions based on facts and structured logic.
  • Support annual Vision Plan planning with stakeholders to shape profitable growth strategies.
  • Identify the most suitable locations and negotiate the strongest value for real estate acquisitions.
  • Contribute new market growth ideas that support brand expansion and provide recommendations from a real estate perspective.
  • Assess and explain how restaurant openings and closures affect company profitability.

Real estate process

  • Oversee the real estate workflow to ensure every project meets McDonald’s minimum standards and all relevant regulatory obligations.
  • Monitor portfolio rental expenses so they remain aligned with market rates and allow restaurants to operate profitably.
  • Take part in the annual review and the 3-1-Q process by consolidating data and presenting updates in staff meetings.

Stakeholder and relationship management

  • Build and sustain effective working relationships while serving as the real estate contact for the local market.
  • Encourage a collaborative development approach across the team.
  • Develop, manage, and leverage a network of brokers and external consultants.
  • Support the growth and capability of outside consultants.

Requirements

  • A diploma or degree is required, along with at least 5 years of relevant experience in the real estate sector.
  • Strong understanding of financial concepts and solid analytical ability.
  • Comfortable working as part of a team and able to communicate well with others.
  • Capable of performing effectively in a fast-paced and changing environment.

Additional information

The role is based in Singapore and is a full-time, onsite position.

This job supports store development decisions, portfolio profitability, compliance, and stakeholder coordination across both internal teams and external partners.
