This role presents a chance for a detail-oriented real estate finance professional to gain comprehensive exposure to acquisitions, development, asset management, capital markets, and portfolio strategy while collaborating closely with senior executives.
Key Responsibilities
- Construct and maintain advanced financial models such as development pro formas, discounted cash flow (DCF) analyses, return calculations, and sensitivity scenarios.
- Conduct underwriting for acquisitions, developments, dispositions, financings, and strategic investment opportunities.
- Develop investment memorandums, comprehensive underwriting packets, and presentations for senior leadership and investment committees.
- Assess potential new business ventures and assist in transaction execution.
- Track financial performance across a global real estate portfolio, analyzing operating data, budget versus actuals, occupancy rates, leasing statistics, and key operational metrics.
- Identify improvement opportunities to optimize asset performance and enhance portfolio value based on financial and operational insights.
- Support debt financing activities by examining loan sizes, financing frameworks, covenant adherence, liquidity needs, and refinancing possibilities.
- Assist with lender reporting and analyzing capital structures.
- Prepare executive-level reports, dashboards, financial analyses, and presentations for senior management, investors, lenders, and other stakeholders.
- Contribute to reporting related to third-party property management and investment projects.
- Engage in due diligence processes including financial, operational, legal, and commercial assessments for acquisitions and financing deals.
- Review financial statements, property-specific information, external reports, and legal documents to pinpoint risks and opportunities.
- Collaborate with teams across investment, finance, development, asset management, and property management to support strategic initiatives internationally.
- Provide assistance with capital raising, sponsor reporting, board materials, and transaction facilitation, coordinating with accounting, treasury, legal teams, and external advisors.
- Perform market research analyzing commercial real estate trends, supply-demand dynamics, comparable transactions, and competitor environments.
- Monitor both domestic and global markets to recognize emerging investment possibilities and deliver actionable insights fostering portfolio expansion.
Qualifications
- Bachelor's degree in Real Estate, Finance, Economics, Business, or a related field.
- Between two and five years' experience in commercial real estate investment, private equity, investment banking, real estate finance, lending, asset management, or a similar domain.
- Proficient financial modeling skills and knowledgeable in real estate underwriting.
- Strong grasp of real estate valuation techniques, including discounted cash flow and development modeling.
- Advanced analytical capabilities with a quantitative approach to problem solving.
- Excellent communication skills, both written and verbal, with the ability to effectively present complex data to senior leadership.
- Strong organizational abilities with experience managing multiple priorities in fast-paced settings.
- Experience with international real estate transactions or global investment platforms is advantageous.
