Role Overview

As the Real Estate Expansion Manager for Germany, you will fully manage BEAT81's real estate pipeline. Your role requires frequent travel (3-4 days weekly) to meet landlords, inspect properties, develop broker connections, and secure leases. You will be the primary representative of BEAT81 in these engagements, driving the growth personally rather than coordinating remotely.

Key Responsibilities

• Identify and assess commercial properties (ranging from 250 to 650 sqm), including basement locations, in diverse German markets.
• Develop and maintain strong relationships with brokers, landlords, and developers, becoming the preference in the industry for new space opportunities.
• Conduct regular site visits across multiple cities, evaluating properties for suitability based on technical and commercial criteria.
• Lead lease negotiations from initial offer through contract finalization, moving swiftly on viable opportunities.
• Simultaneously manage 10-15 active property deals, prioritizing promising prospects and dismissing unsuitable options.
• Represent BEAT81 professionally and authentically in all interactions to foster trust and confidence.
• Coordinate with internal teams who manage documentation, approvals, and legal issues while you focus on deal-making activities.
• Optimize weekly scheduling to maximize touring and closing deals efficiently.
• Utilize experience and intuition to eliminate unfit locations or landlords early in the process.
• Contribute insights to enhance site selection strategies and negotiation approaches for scalable growth.
• Assist in achieving the ambitious goal of opening 12 or more studios annually across Germany.

Candidate Profile

• At least one year of experience in commercial real estate, with preference for retail or fitness leasing.
• Demonstrable success closing over 10 lease agreements independently each year.
• Strong ability to interpret floor plans, identify potential issues, and negotiate advantageous lease terms.
• Exceptional networking and relationship-building skills with brokers and landlords.
• Balanced persuasiveness and transparency to create mutually beneficial agreements.
• Sharp commercial judgment to decide when to advance or withdraw from deals.
• Entrepreneurial mindset, self-motivated, and comfortable with extensive travel across Germany (60-80%).
• Fluent German language skills for negotiations and communications, alongside business-level English for internal collaboration.
• Passion for group fitness, ideally with personal experience in activities like cycling, HIIT, or boutique studios.
