Role Overview

This opportunity is with a major residential developer operating across Ireland. Because the business is expanding, it is looking for a Project Quantity Surveyor to strengthen the commercial function and support the delivery of large housing schemes.

The position offers exposure to significant developments, regular interaction with senior leaders, and a clear environment for professional growth within an organisation that is continuing to scale.

What You Will Do

You will oversee the commercial and contractual side of construction projects from the pre-construction stage through to final account settlement. In partnership with the Commercial Manager, Project Manager, and site teams, you will help keep projects on budget, protect value, and maintain effective working relationships with subcontractors and suppliers.

  • Track project budgets and keep cost control measures in place throughout the full project lifecycle.
  • Build and update cost reports, forecasts, and cash flow projections with accuracy.
  • Spot financial risks and opportunities early, then suggest practical actions to senior stakeholders.
  • Support procurement of subcontract packages and supplier appointments.
  • Draft tender enquiries, review subcontractor quotations, and help negotiate package terms.
  • Manage subcontractor accounts from appointment through to final account close-out.
  • Prepare interim valuations and payment applications.
  • Review subcontractor payment claims and issue payment recommendations.
  • Oversee variations, change control, and related commercial adjustments.
  • Administer contracts, maintain contractual compliance, and handle commercial correspondence.
  • Assess commercial risks and contribute to resolving contractual or payment disputes when needed.
  • Produce monthly commercial updates and project cost reports.
  • Monitor performance against budget and programme targets.
  • Keep detailed records of all commercial activity and reporting.
  • Work alongside project managers, design consultants, and site teams to support delivery.
  • Build and maintain strong relationships with clients, suppliers, and subcontractors.

Requirements

  • A degree in Quantity Surveying, Construction Economics, or a closely related field.
  • Prior experience working as a Quantity Surveyor in the construction sector.
  • Solid knowledge of construction contracts and commercial controls.
  • Hands-on experience with subcontract packages and valuations.
  • Strong ability with numbers, analysis, and negotiation.
  • Clear communication skills and confidence in managing stakeholders.
  • Residential project experience is preferred.
  • Familiarity with Irish contracting and procurement practices is an advantage.
  • Good working knowledge of Excel and quantity surveying software.
  • Membership of SCSI or RICS, or active progress toward chartership, is desirable.

Additional Information

This position is based in Waterford and is focused on a large residential development. It is a full-time, onsite role.
