About the Role
The Process & Operational Excellence Manager for Real Estate will spearhead the optimization and redesign of RAKEZ’s comprehensive leasing and portfolio management workflows across various asset types, including land, warehouses, offices, labor housing, and retail spaces.
Key Responsibilities
- Take ownership of mapping current leasing and property management procedures and design improved workflows that remove inefficiencies and redundant steps across all real estate assets.
- Enhance every phase of the leasing process—from initial inquiry through to contract issuance, activation, billing, renewals, amendments, termination, and handover.
- Boost asset utilization, manage occupancy rates, reduce vacancies, and maximize revenue across the portfolio.
- Standardize processes for allocations, sub-leasing activities, fit-outs, handovers, and asset lifecycle management.
- Lead the definition of business needs and requirements for a specialized real estate or asset management system, aligning with the company's digital transformation goals.
- Evaluate current SAP RE-FX capabilities against organizational needs, identify any gaps, and drive the creation of an integrated real estate management solution.
- Work closely with the IT department to ensure new systems incorporate redesigned processes and support value stream improvements.
- Formulate data models and governance standards to maintain high-quality real estate and lease data.
- Ensure smooth interoperability of real estate workflows with existing SAP ERP finance and billing modules, as well as Salesforce CRM platforms.
- Set benchmarks and goals for turnaround times in key leasing and real estate processes and implement improvements to reduce cycle times and manual interventions.
- Develop ongoing productivity monitoring with clear metrics, analyze variances, and propose solutions.
- Conduct detailed operational studies to identify opportunities for workload optimization and efficiencies.
- Create performance dashboards and reports assessing portfolio metrics such as occupancy, yield, lease cycle times, revenue leakage, and asset utilization.
- Execute profitability and cost assessments to inform senior management's investment and planning decisions in real estate.
- Apply methodologies like Process Re-engineering and Lean Six Sigma to enhance customer journeys and instill a continuous improvement culture among real estate and leasing teams.
- Benchmark against leading industry practices to elevate operational standards.
Qualifications and Experience
- Bachelor’s degree in engineering, real estate, business, data science, operations research, or a related discipline. Equivalent experience considered.
- Master’s degree in related fields such as real estate, business, or engineering is advantageous.
- Six to ten years of extensive real estate process and operational experience, preferably in top real estate firms, REITs, economic/industrial zones, or consulting.
- Strong domain knowledge of leasing lifecycles, asset and portfolio management spanning multiple asset types.
- Hands-on experience with real estate/property management systems like SAP RE-FX, Yardi, VTS, MRI, or similar platforms.
- Proven expertise in business process re-engineering, cost and profitability analysis, and defining system requirements.
- Familiarity with SAP ERP and Salesforce CRM, and proficiency in using agile methodologies for transformation projects.
- Analytical skills with experience applying data analytics to solve business challenges. Exposure to data science is a plus.
