Role Overview
The Multifamily Assistant Project Manager supports the management of several multifamily construction projects simultaneously, ensuring adherence to corporate and divisional policies and efficient project progression.
Key Responsibilities
- Serve as a representative for Project Managers by reporting project status, confirming adherence to procedures, and maintaining construction schedules.
- Review construction drawings to assess constructability, identify value engineering opportunities, plan project sequencing, and propose design enhancements prior to field release.
- Collaborate with Project Managers in vendor selection and draft scopes for contracts.
- Manage distribution and confirmation of current plan revisions with subcontractors.
- Conduct daily site inspections to verify correct material installations, adherence to specifications and submittals, and ensure project timelines are met.
- Collect and maintain comprehensive data from site visits for critical meetings.
- Engage with city and county officials and inspectors regarding infrastructure, landscaping, amenities, and related construction activities.
- Assist in overseeing infrastructure development, construction pad preparation, landscaping, parking, and amenities installation.
- Contribute to establishing and updating construction schedules.
- Prepare and organize construction closeout documentation for property management review and archiving, fulfilling documentation requests.
- Ensure all safety and environmental documentation is complete, current, and accessible.
- Manage and resolve warranty matters as they arise.
- Provide project visit data to assist in completing accurate project job cost records for historical reference.
- Maintain professionalism and ethics in all business activities to enhance customer satisfaction and company profitability.
Supervisory Duties
Directly oversee two or more construction department employees, including hiring, training, task delegation, performance reviews, employee recognition and discipline, as well as conflict resolution in line with organizational policies and applicable laws.
Educational and Experience Requirements
- Associate degree from an accredited two-year college or technical institution.
- A minimum of five years managing and estimating construction projects, predominantly focusing on large multifamily and commercial developments.
- Possession of a valid driver's license and personal vehicle.
- Proficiency with business and construction technology tools such as Microsoft Office suite and scheduling software.
Preferred Qualifications
- Bachelor’s degree from a four-year university is advantageous.
