Role Overview

The company is looking for a Marketing Manager to join the divisional marketing team in Charlotte, North Carolina. In this role, you will shape and carry out marketing plans that support traffic generation and sales growth using data, analysis, and collaboration with cross-functional partners. You will oversee marketing strategy, consumer segmentation, budget planning, branding, and event coordination, while also acting as a key connection point with operations leadership to ensure divisional goals are met.

Key Responsibilities

  • Build and implement community marketing plans that follow brand standards, stay within budget, and include the right deliverables, tactics, and vendor support.
  • Oversee branding and marketing output across collateral, print, signage, advertising, web, video, photography, digital channels, email, social media, direct mail, and similar materials.
  • Plan, attend, and support special events, community activities, and on-site events, including vendor coordination and traffic management.
  • Handle sales center fabrication, ordering, and programming needs.
  • Conduct market, brand, and product research and use the findings to identify new product opportunities and market segments.
  • Make sure onsite and online sales teams understand segmentation, strategy, unique selling points, and competitive strengths and gaps.
  • Track projects and deadlines with vendors and the internal marketing team through Workfront and other project management tools.
  • Lead marketing work for new community openings and new product or plan launches, ensuring required sales tools and presentation standards are ready before launch.
  • Coordinate with communications and public relations teams so that all messaging stays aligned with corporate and brand standards.
  • Work with division leadership to measure sales and traffic performance, review source drivers, and adjust campaigns to increase visits to community sales centers.
  • Identify, engage, and manage agencies, consultants, freelancers, and other suppliers, including contract discussions, budget oversight, and workflow coordination.
  • Assess new technologies and customer-facing opportunities that could improve the homebuying experience.
  • Ensure strict compliance with brand standards and guidelines across internal and external partners.
  • Manage, coach, and develop marketing staff in support of the local team marketing model.

Required Experience and Tools

  • At least 5 years of experience in marketing or advertising.
  • Working knowledge of Microsoft Office Suite, including Word, Excel, PowerPoint, and Outlook 365.
  • Familiarity with Adobe Creative Suite, including InDesign, Photoshop, and Illustrator.
  • Strong command of major social media platforms such as Facebook, LinkedIn, Twitter, and Instagram.

Preferred Qualifications

  • Bachelor’s degree.
  • Background in building strategic plans, managing budgets, and working with external resources.
  • Experience with homebuilder marketing and master-planned community marketing.
  • Strong interest in residential marketing with a results-focused mindset.
  • Team-oriented approach with integrity, attention to detail, and accountability.
  • Ability to build effective partnerships across corporate, regional, and global marketing teams.
  • Knowledge of Workfront, Salesforce, and Qlik.
