Job Overview
We are looking for a seasoned Legal Advisor experienced in Real Estate and Revenue to oversee legal due diligence, title verification, documentation, and customer legal support, while ensuring adherence to regulatory standards. This role involves providing strategic legal guidance to management and internal teams to facilitate smooth property transactions and compliance.
Key Duties and Responsibilities
- Conduct detailed legal due diligence and verify ownership titles, encumbrances, revenue records, RTCs, and mutation documents related to property acquisitions.
- Identify potential legal risks in property deals, offer recommendations, and prepare comprehensive title verification and legal opinion reports.
- Prepare, review, negotiate, and scrutinize various legal documents such as Sale Agreements, Sale Deeds, Development and Joint Development Agreements (JDAs), Lease Agreements, MOUs, POAs, Vendor and Customer Agreements, as well as legal notices and replies, ensuring compliance with relevant legislation.
- Engage directly with customers to resolve legal queries, provide guidance on property ownership, registration processes, and assist in alleviating documentation issues to improve customer satisfaction.
- Manage company legal affairs, liaise with lawyers, consultants, government authorities, and oversee dispute resolution and litigation support.
- Advise key internal departments including Sales, CRM, Projects, Finance, and Management on legal and compliance matters related to business operations.
- Maintain well-organized records of contracts, title documents, case files, and other compliance materials, keeping abreast of real estate, revenue, registration, land, and corporate law regulations.
- Prepare and present various legal documents such as opinions, due diligence and risk assessment reports, compliance documentation, case summaries, and updates for management review.
Qualifications and Skills
- LL.B. or LL.M. degree from a recognized institution, with enrollment as an Advocate preferred.
- At least five years’ experience specializing in real estate legal practice, with strong expertise in Karnataka's land revenue, registration, and property laws.
- Proficient in conducting title scrutiny, drafting and reviewing legal agreements, and handling land documentation.
- Excellent communication, negotiation, and dispute resolution abilities with proven customer handling skills.
- Self-reliant in managing legal matters and skilled in Microsoft Office as well as legal documentation platforms.
Preferred Experience
- Experience with real estate developers, land acquisition projects, layout developments, and both residential and commercial property transactions.
- Familiarity with revenue and registration procedures and compliance.
Work Schedule and Additional Details
- Full-time employment, working hours from 9:30 AM to 6:30 PM.
- Weekly holiday on Tuesday.
- Availability to conduct customer legal consultations and awareness sessions on Sundays as required.
Compensation
Monthly salary range is ₹50,000 to ₹100,000, commensurate with experience and expertise.
