A well-established international real estate investment and asset management company, managing diverse asset classes worth over c9 billion across Europe. The Dublin office oversees c1.3 billion of assets spanning office, retail, and hospitality sectors.
Job Overview
This position forms part of a proactive Dublin team responsible for managing Irish assets. It offers significant exposure to global asset management, financial analysis, and portfolio strategy, including interaction with tenants, advisors, and external property managers.
Key Responsibilities
- Establish and nurture strong tenant relationships to ensure ongoing satisfaction and occupancy.
- Track and predict critical lease and asset milestones such as rent commencements, expirations, and renewals.
- Create financial models and conduct scenario analyses to inform business planning at asset and portfolio levels.
- Coordinate leasing efforts by managing marketing initiatives and negotiating lease contracts and renewals.
- Assist in asset disposal activities as needed.
- Supervise and coordinate with Property Managers, legal counsel, technical consultants, and other third-party partners.
- Monitor key performance indicators like vacancy rates, rent collections, lease expiry schedules, and rental market trends.
- Prepare, review, and track budgets, forecasts, and business plans for both individual assets and portfolios.
- Engage in property valuation and appraisal tasks.
- Support post-acquisition asset integration and operational management.
- Oversee technical and regulatory compliance of properties.
- Conduct on-site inspections to assess property conditions, meet tenants, and supervise capital expenditure and maintenance initiatives.
- Represent ownership interests during general meetings and interactions with co-owners and stakeholders.
Requirements
- Bachelor's degree in real estate or property-related field.
- Minimum of 3 years experience in real estate asset management, property management, or investment management.
- Capability to engage and manage multiple stakeholders across various jurisdictions.
- Commercial awareness paired with strong negotiation and relationship-building skills.
- Willingness and ability to undertake international travel periodically.
- Familiarity with Yardi property management software is preferred.
