About the Role

We are looking for a driven financial analyst to support a Capital Markets & Land Sales team in Edmonton. The role is designed for someone who wants to build a long-term career in commercial real estate investment sales and gradually take on more transaction-related work as they grow.

You will work closely with two principals on underwriting, analysis, marketing support, and client-facing deal coordination. The environment is fast-moving, collaborative, and suited to someone who is confident, organized, and eager to learn.

What You Will Do

  • Evaluate commercial real estate investment opportunities across industrial, retail, office, hotel, and development assets.
  • Model investment performance, including returns, yield measures, scenario testing, and profitability analysis.
  • Prepare confidential information memorandums, pitch materials, listing proposals, brochures, and other sales collateral as needed.
  • Review commercial tenant leases and assess the financial and non-financial effects of lease terms and special clauses on an asset.
  • Analyze financing structures and debt impacts on cash flow and return outcomes, including conventional mortgages, vendor take-back financing, second mortgages, and other non-standard lending arrangements.
  • Draft reports, proposals, contracts, letters, supporting documents, and invoices, while confirming details and collecting signatures and related paperwork.
  • Set up and manage deal data rooms.
  • Communicate with prospective buyers and vendors.
  • Maintain and expand the contact database.
  • Develop networking and client relationship management capabilities to support the due diligence process between buyers and sellers.
  • Build detailed knowledge of the Edmonton commercial real estate market, including property types, building classes, city areas, zoning, land titles, and lease and sale comparables.

What the Ideal Candidate Brings

The company is seeking a recent post-secondary graduate, ideally with 1 to 3 years of experience in real estate or a related field. The right person will be ambitious, self-motivated, confident, and ready for a role where they can grow into broader responsibilities.

Strong Excel and PowerPoint skills are required, and familiarity with ARGUS is an advantage. The ideal candidate should also bring excellent organization, time management, communication, business judgment, integrity, and the ability to set practical goals and follow through consistently.
