Job Overview

The Director of Rehabilitation and Design plays a key leadership role responsible for guiding all renovation, construction, and design projects across the multifamily portfolio. This includes managing a small team of construction professionals and overseeing the entire project lifecycle, from acquisition due diligence through capital improvements and ongoing portfolio enhancements across multiple projects.

Key Responsibilities

  • Formulate and implement renovation and construction strategies focused on asset longevity and community enhancement.
  • Develop detailed project scopes, schedules, and budgets with ground-up cost estimates to ensure competitive and feasible financial planning.
  • Lead subcontractor and vendor negotiations using in-depth cost knowledge to optimize pricing and contract terms.
  • Manage execution phases of projects, ensuring adherence to scope, timeline, budget, and quality standards.
  • Collaborate with acquisition teams to evaluate renovation needs and deferred maintenance for new property purchases.
  • Supervise, mentor, and grow a team of 3-5 construction professionals, overseeing recruitment, training, and performance management.
  • Review and interpret construction documentation to ensure compliance with codes and best industry practices.
  • Foster strong relationships with subcontractors and vendors to sustain a robust renovation program.
  • Guide portfolio aesthetics and design decisions across unit interiors, common areas, exteriors, and amenities, aligning with market trends and company goals.
  • Identify and implement process improvements for project delivery, maintenance standards, and safety compliance.
  • Provide regular executive updates regarding project status, risks, market changes, and financial performance.
  • Perform other duties as assigned.

Qualifications

  • Bachelor’s degree in architecture, structural engineering, construction management, or a related discipline, or equivalent experience.
  • At least 10 years of experience in architecture or construction, including managing large-scale projects and teams; background in multifamily housing preferred.
  • Valid state driver’s license.

Required Knowledge and Skills

  • Strong organizational capabilities to manage multiple concurrent projects and priorities.
  • Comprehensive understanding of building codes, construction techniques, materials, and best practices in multifamily and commercial properties.
  • Expertise in building construction pricing from first principles including materials, labor, and trade scope estimation for competitive subcontractor negotiations.
  • Excellent communication and negotiation skills, capable of effectively engaging with owners, subcontractors, vendors, and internal teams.
  • Financial management aptitude dealing with budget oversight, cost control, and profitability of high-volume renovation projects.
  • A keen design sense to influence community aesthetics, product choices, site planning, and amenities to remain competitive in the market.
  • Proficient in space planning and interior design for office layouts and decorative concepts.
  • Strong problem-solving skills to anticipate and resolve challenges related to scheduling, supply chain, labor, and site conditions.
  • Experienced leadership in recruiting and developing a construction team within a fast-paced, multi-project environment.
  • Working proficiency in construction and project management software, CAD, 3D modeling, and other design tools.
  • Competency in Microsoft Office and associated productivity software.
