Position Summary

The Rehab Project Manager oversees all phases of construction projects, from conception through completion, concentrating on multi-family property rehabilitation. They are responsible for assessing project scope, managing schedules, allocating resources, and ensuring that projects stay within budget to preserve profitability.

Key Responsibilities

  • Participate in project planning, budgeting, and design development to shape effective new construction and rehab initiatives.
  • Define project scopes, create timelines, and manage budgets for renovations across existing properties and new purchases.
  • Coordinate material and labor requirements, manage scheduling, procurement, and supervision of subcontractors and contractors.
  • Address and resolve challenges such as delays, weather impacts, and site issues to maintain project momentum.
  • Lead and manage team members, including recruitment, training programs, and performance evaluations.
  • Supervise contractor performance to ensure compliance with scope, budget, timeframes, and quality benchmarks.
  • Review financial documents and inspections to confirm project milestones align with payment processing.
  • Collaborate on project feasibility, cost analyses, and risk mitigation approaches.
  • Support procurement by sourcing suppliers, preparing documentation, and defining work scopes.
  • Manage communication with multiple subcontractors and coordinate progress updates with design teams.
  • Utilize project management software and productivity tools to streamline workflows.
  • Compile and present weekly reports detailing schedule and cost status.
  • Coordinate inspections with city officials, engineers, architects as needed.
  • Conduct property site assessments and recommend repair plans and budgets.
  • Perform ongoing quality assurance checks throughout construction phases.
  • Carry out job-site safety inspections to ensure adherence to company standards.
  • Perform additional duties as assigned.

Required Qualifications and Skills

  • Bachelor’s degree in Business, Construction Management, or related field; or equivalent experience.
  • Minimum of five years of progressive project management experience in construction, renovations, architecture, or related fields, preferably within multi-family properties.
  • Valid driver’s license for local travel across Southwest and Spring Branch Houston areas using personal vehicle.
  • In-depth knowledge of building codes, structural designs, construction materials, and repair best practices.
  • Ability to lead and motivate teams effectively.
  • Fluency in reading, speaking, and writing Spanish is preferred.
  • Strong multitasking ability under tight deadlines and fast-paced environments.
  • Skilled at defining project scopes and documentation.
  • Proficient with CAD drawings, 3D models, and using Autodesk software suite.
  • Capable of performing physical job demands such as extensive walking, climbing ladders, and occasional lifting of up to 30 pounds.
  • Excellent time management, organizational, problem-solving, communication, and leadership capabilities.
  • Experience managing construction budgets, job pricing, and project management tools/software.
  • Proficiency with Microsoft Office Suite, Google Workspace, SharePoint, ClickUp, Gantt charts, and other relevant productivity software.
