Job description
Role Overview
An established facilities management organization in Riyadh is looking for a senior Total Facilities Management (TFM) Director to lead large, complex operations. This is a high-level leadership position focused on service excellence, smooth contract delivery, and strong team management across both hard and soft FM functions.
What You Will Do
- Set the direction for TFM delivery across several major projects and ensure consistent operational performance.
- Manage hard services and soft services to maintain quality, efficiency, and dependable service outcomes.
- Supervise MEP operations along with cleaning, security, landscaping, pest control, waste management, and other specialist FM areas.
- Lead mobilization, transition planning, site assessments, readiness checks, and handover coordination.
- Handle snagging, defects liability period activities, and the move from construction phase into full operations.
- Create, refine, and enforce SOPs, governance structures, and operational best practices.
- Monitor compliance with contractual KPIs, SLAs, safety obligations, and quality requirements.
- Protect and improve financial performance through budgeting, P&L oversight, cost management, and commercial optimization.
- Oversee contract administration, client engagement, stakeholder management, and initiatives that support business growth.
- Prepare executive-level updates, performance dashboards, and strategic review materials.
- Develop, coach, and guide large cross-functional teams while promoting continuous improvement and operational excellence.
Requirements
- A bachelor’s degree in Engineering, Facilities Management, or a similar field is required; a master’s degree will be considered an advantage.
- At least 15 years of experience in facilities management, including 7 or more years in a senior leadership role.
- Strong background in TFM delivery across large commercial, residential, healthcare, hospitality, or mixed-use environments.
- Proven capability in managing both hard services and soft services.
- Deep knowledge of MEP, cleaning, security, landscaping, pest control, waste handling, and specialist FM services.
- Hands-on experience with site surveys, mobilization, transition management, snag management, DLP, project handover, and operational readiness.
- Ability to design and implement SOPs and governance frameworks.
- Solid commercial acumen with experience in P&L management, budgeting, cost control, contract management, KPI/SLA tracking, client relationship management, and business development.
- Experience leading large multidisciplinary teams and managing multiple FM contracts at the same time.
- British nationality is preferred.
- GCC experience, especially in Saudi Arabia, is highly preferred.
