Role Summary
Clear Investment Group is hiring a Director of Construction & Capital Projects to lead renovation, redevelopment, and capital improvement work across a growing portfolio of distressed multifamily assets. This position has direct responsibility for a team of Construction Project Managers and Project Management Associates, with a focus on strong leadership, consistent execution, and high-quality results.
The role is a blend of strategic oversight and hands-on construction leadership. The right candidate will be comfortable working in a fast-moving, entrepreneurial environment and will bring a strong commitment to operational excellence, value creation, and community impact.
Reporting Structure and Location
This position sits within the Construction & Capital Projects department and reports to the Director of Asset Management. The role is based in the Chicago Loop office, with travel required as needed, approximately 40% to 60%.

- Base pay in the range of $175,000 to $215,000, depending on experience

Key Responsibilities
- Direct all construction and capital project activity from due diligence through stabilization, making sure work supports the broader asset management and investment strategy.
- Set departmental goals and KPIs that guide project delivery and operational performance.
- Lead, coach, and develop Construction Project Managers and Project Management Associates, building a culture of ownership, teamwork, and continuous improvement.
- Create and improve standards for construction quality, execution, and cost control across the organization.
- Work with executive leadership on planning, pipeline assessment, and portfolio forecasting.
- Prepare and oversee annual CapEx budgets, including forecasting, tracking, and reporting spend across the portfolio.
- Drive value engineering efforts to improve returns and manage construction costs while preserving quality and functionality.
- Collaborate with Finance and Asset Management on project performance tracking and cost-saving opportunities.
- Manage a team with multiple direct reports, including project managers and support staff.
- Hold regular one-on-ones and team meetings to align priorities, provide feedback, and support growth.
- Develop and maintain relationships with contractors, architects, engineers, and consultants across multiple markets.
- Negotiate and administer contracts to protect schedule, budget, and quality expectations.
- Oversee planning, scheduling, and delivery of several renovation and CapEx projects at the same time across different markets.
- Spot project risks early and put mitigation plans in place.
- Ensure compliance with building codes, zoning requirements, and safety standards, including OSHA rules.
- Partner with acquisitions, property management, and asset management teams so construction plans support investment objectives.
- Provide construction input during acquisition due diligence to assess scope, risk, and cost.
- Act as a bridge between field operations and executive leadership.
- Maintain consistent expectations for quality, productivity, and craftsmanship on all projects.
- Share regular updates and performance reporting with leadership and investors.
- Improve processes using data, lessons learned, and post-project reviews.
Qualifications
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related discipline is required.
- At least 12 years of experience in construction or capital project management.
- Minimum 3 years of experience in a leadership or director-level position.
- Experience managing multiple direct reports, including project managers and support personnel.
- Strong background in large-scale multifamily renovation or value-add projects.
- Solid knowledge of construction methods, budgeting, scheduling, and contract negotiation.
- Strong financial understanding, including ROI evaluation and capital budget management.
- Excellent leadership, communication, and problem-solving abilities.
- Comfort using project management and ERP tools such as Smartsheet and Yardi, along with Microsoft Office Suite.
- Willingness and ability to travel regularly to project locations, about 40% to 60% of the time.
