Job description
Role Overview
The chosen individual will be integral to the Properties Department, managing the facilities of Singapore Airlines’ owned and leased premises in Singapore. Responsibilities cover a diverse spectrum including preventive and corrective maintenance, coordination of soft services, project management, internal work requests, and facility bookings. This role requires collaboration with internal teams, service vendors, and regulatory bodies to uphold the smooth, safe, and efficient functioning of all facilities.
Main Responsibilities
- Lead and oversee a team to execute systematic, economical, and prompt maintenance of building systems, equipment, and shared services.
- Manage the Building Operations Centre (BOC) to ensure swift and professional resolution of occupant service requests, feedback, and complaints, tracking issues until completion.
- Administer and supervise Integrated Facilities Management (IFM) contracts and additional FM services, ensuring adherence to specifications, SLAs/KPIs, and statutory regulations.
- Formulate strategic plans to manage energy and utilities efficiently, supporting sustainability goals including Green Mark certification and energy management targets.
- Control operating and capital budgets by budgeting, forecasting, cost estimation, and expenditure tracking for projects and maintenance activities.
- Oversee improvement and retrofit projects, managing all phases from feasibility and design through procurement, execution, commissioning, and handover.
- Liaise with regulatory authorities and internal departments to ensure full compliance with statutory licenses, inspections, and facility-related permits.
- Support feasibility studies, site assessments, technical assessments, and lifecycle cost analyses related to FM strategies and initiatives.
- Manage administrative procedures linked to building and facility operations such as procurement, requisitions, documentation, asset management, and service level monitoring.
- Promote continuous enhancements in FM delivery, maintenance scheduling, digital transformation, and user experience via proactive assessments and root cause analysis.
- Conduct regular audits and inspections of service providers to verify adherence to safety, environmental, regulatory, and quality standards and ensure timely resolution of findings.
- Coordinate with building occupants and business units to fulfil operational requirements, project timelines, space needs, and facility bookings.
- Stay updated on technological advancements and industry best practices, driving initiatives such as Smart FM, energy optimization, and digital building solutions.
- Lead IFM teams during emergencies including system breakdowns, fire alarms, and business continuity situations; maintain and test emergency response procedures.
- Cultivate a culture emphasizing safety, service excellence, environmental responsibility, and stakeholder engagement among the facilities management team.
- Perform additional duties as necessary to support facility management operations.
Candidate Qualifications
- A degree in Engineering, Building, Facilities Management, or a related field is required.
- Fresh graduates are encouraged to apply; relevant internships or prior roles in facilities management, engineering, or building upkeep are advantageous.
- Basic knowledge of FM operations and building systems, encompassing MEP, Air Conditioning (ACMV), Plumbing & Sanitary (P&S), and fire protection technologies.
- Certifications such as BCA GMAP (FM), SCEM, WEMP, or FSM are beneficial but not obligatory.
- Strong analytical and problem-solving capabilities combined with effective communication and interpersonal skills.
- A collaborative mindset, proactive attitude, and eagerness to learn within a fast-paced environment.
- Willingness to respond to urgent facility-related matters outside regular office hours when necessary.
- Demonstrated enthusiasm for building operations, facilities management, and sustainable practices.
- Familiarity with Singapore’s regulatory codes, including Fire Safety Act, Workplace Safety and Health (WSH), and BCA standards.
- The ability to interpret technical drawings and experience with CMMS or Smart FM platforms, as well as basic data analysis tools (Excel, Power BI), provide additional advantage.
