About the Role
Alpha Residential seeks an experienced Director of Construction to lead and develop Sigma Build, LLC, its newly established in-house Lean general contracting business. This senior leadership position reports directly to the SVP and collaborates with the Executive Team on strategic planning and operational execution. The Director will also support pre-construction and construction activities for all internally developed residential communities. This is an inaugural role created to support the company's expansion, requiring a proactive, hands-on leader committed to continuous improvement and team development.
Key Responsibilities
- Collaborate with the SVP to establish and oversee policies, procedures, and practices embodying Lean general contracting excellence.
- Lead, mentor, and evaluate the Sigma Build project teams, ensuring alignment with business objectives and fostering high performance.
- Serve as a subject matter expert for general contracting by advising on strategic initiatives, decision-making, process optimization, and technology implementation alongside the SVP.
- Oversee construction progress, staffing adequacy, and resource allocation for ongoing projects.
- Review monthly progress reports and project schedules with Project Managers to ensure timelines are met or exceeded.
- Maintain rigorous safety oversight across all job sites.
- Engage in pre-construction activities in partnership with the SVP.
- Conduct outreach and maintain networks with subcontractors and vendors to support Sigma Build’s operations.
- Ensure construction projects comply with Sigma Build’s standards on quality, scheduling, safety, and budgeting through rigorous analysis and reporting.
- Provide support and fill in for Project Managers and other personnel as necessary.
- Perform additional duties as assigned.
Qualifications and Required Experience
- Bachelor’s degree in Architecture, Construction, Construction Management, or related field; an MBA is advantageous.
- Minimum of 7 years of progressive leadership across construction roles, including at least 2 years as a Director managing multi-family and corporate general contracting operations.
- Licensure or registration in Ohio, Tennessee, and/or Pennsylvania is mandatory; possession of a national license such as NASCLA is highly preferred.
- Extensive experience—7+ years—in multi-family real estate construction, with preference for garden-style and mid-rise projects.
- Demonstrates high integrity, trustworthiness, discipline, diplomacy, and expertise in building strong professional relationships.
- Proven capability to lead, mentor, and cultivate a top-performing construction team.
- Track record of successfully managing organizational growth and change within construction firms.
- Excellent communication, analytical, interpersonal, and presentation skills.
- Expertise in construction business management including risk mitigation, Lean construction methods, planning, logistics, supply chain management, scheduling, bidding, procurement, and project management.
- Proficiency with construction management and planning tools such as BIM, Primavera P6, Procore (including certifications), Microsoft Project, and general business software.
- Analytical problem-solving skills with sound judgment and data-driven decision-making ability.
- Documented experience implementing Lean construction processes.
- Familiarity with government-funded projects and certified payroll requirements is beneficial but not mandatory.
