Director of Acquisitions (Industrial)

About the role

Our client is expanding its industrial real estate platform in Columbus and is seeking a market lead to help establish and grow the acquisition effort. The firm focuses on industrial opportunities across value-add, opportunistic, and core-plus strategies, with an emphasis on building strong relationships alongside strong assets. Its broader ambition is to reach 50 million square feet under management by December 2034.

Key responsibilities

• Develop and maintain a strong network of brokers, owners, and off-market sources in Columbus, Ohio, with a focus on industrial assets.
• Build detailed knowledge of the Columbus industrial market and stay current on activity, trends, and opportunities.
• Independently originate industrial acquisition opportunities.
• Create and review cash flow underwriting models for prospective acquisitions.
• Assess underwriting assumptions, capital structures, risk factors, and return profiles.
• Move deals through the acquisition process with speed, clarity, and a strong sense of urgency.
• Consistently generate qualified industrial opportunities for review.
• Grow a dependable relationship base across brokers, owners, and other market participants.
• Convert sourced opportunities into executed LOIs at a strong rate.
• Produce timely and accurate underwriting analysis.
• Maintain an active, well-organized pipeline and report progress to the Executive Director of Acquisitions and the Investment Committee.

Qualifications

• Demonstrated success in independently sourcing acquisitions through closing.
• Existing relationships within the Columbus, Ohio market.
• Experience managing an active acquisitions pipeline and presenting opportunities in a clear manner.
• Background in underwriting industrial real estate transactions.
• Ability to juggle multiple priorities effectively.
