Job description

Role Overview

The Director of Asset and Site Management will lead the comprehensive oversight, maintenance, and readiness of all physical assets and site infrastructure within a heritage and cultural program. This role ensures that facilities, utilities, and environments are fully equipped to facilitate cultural programming, event operations, and provide an excellent visitor experience with a focus on safety, efficiency, and sustainability.

Primary Responsibilities

  • Serve as the in-house expert on facilities management and engineering service delivery, overseeing integrated hard and soft FM services, ensuring operational readiness and adherence to service standards.
  • Direct FM contract governance, monitoring service providers’ compliance with contractual obligations and quality benchmarks.
  • Provide engineering supervision ensuring technical maintainability, operability, and long-term readiness of assets, including those managed by third parties.
  • Assist in designing and phasing the mobilization of facilities engineering services, managing transitions from ramp-up to steady-state operations.
  • Develop and execute maintenance and technical service strategies supporting asset governance, compliance, lifecycle management, and auditing requirements.
  • Oversee technical systems such as MEP, utilities, building infrastructures, and technology networks to guarantee maintainability and operational continuity.
  • Monitor operator and asset performance, identify opportunities for enhancements, and contribute to lifecycle planning to improve efficiency and ROI.
  • Lead procurement and management of technical and specialized service providers aligned with operational and compliance needs.
  • Contribute technical and financial insights for budgeting, P&L, and CAPEX preparation related to major asset expenditures.
  • Ensure reliable utilities provision (power, water, waste management, telecommunications), including planning temporary infrastructure for events and peak demand periods.
  • Coordinate site readiness for all programming and event activities, supporting setup, changeovers, and facility reinstatement in collaboration with operations teams.
  • Lead FM contractor and service provider procurement, establish SLAs, monitor contractual compliance, and manage service quality and cost control.
  • Ensure full adherence to asset-related regulatory, safety, and operational standards, maintaining relevant certificates, inspections, and documentation.
  • Support health, safety, and environmental frameworks, guaranteeing facilities meet public safety norms.
  • Implement sustainability programs focused on energy efficiency, water conservation, and waste management; optimize asset lifecycle performance to reduce operational expenses.
  • Coordinate cross-functionally with operations, programming, and commercial teams to align asset capabilities with functional and event requirements.
  • Define, monitor, and report KPIs on asset availability, facility performance, maintenance effectiveness, and contractor management; drive ongoing improvements in reliability and service quality.

Qualifications and Experience

  • Extensive facilities and asset management experience, particularly with knowledge of MEP systems and infrastructure management.
  • Advanced expertise in vendor and contract management with a strong grasp of asset lifecycle and maintenance planning.
  • Proven ability to synchronize asset management with operational and event requirements, employing strong technical and problem-solving skills.
  • Minimum of 12-15 years managing large-scale assets, venues, or multi-use sites encompassing permanent and temporary infrastructure.
  • Experience managing technical teams and overseeing multiple service providers and contractors.
  • Track record of supporting large-scale events, festivals, or high-footfall public environments.
  • Familiarity with service level agreements, performance monitoring, compliance, and governance in complex operational settings.
  • Demonstrated capability to work across multiple functions and stakeholders, especially in structured governance frameworks.
  • Background in managing cultural assets, public venues, or large-scale destination sites including pre-opening/activation phases.
