Overview
Stonewood Group, a New Zealand owned investment and operating organization specializing in commercial property assets, seeks a Commercial Portfolio Property Manager to oversee a diverse range of commercial buildings. This role is strictly focused on commercial property management and not residential. With a commitment to swift decision-making and ownership accountability, the company offers a dynamic environment where the manager will handle every aspect of the property portfolio.
Key Responsibilities
- Manage daily operations across multiple commercial properties in the portfolio.
- Maintain strong tenant relationships, handle service inquiries, and ensure timely resolution of issues.
- Supervise contractors and suppliers, ensuring their performance meets expectations and contractual obligations.
- Coordinate both planned and reactive maintenance activities, ensuring clear ownership of tasks.
- Ensure building compliance with New Zealand standards, including Building Warrant of Fitness (BWOF), health and safety, and statutory regulations.
- Prepare and manage Opex budgets and recoveries, ensuring accuracy in service charge allocations.
- Support leasing activities including renewals, rent reviews, and onboarding new tenants, acting as the landlord's representative.
- Oversee rent collection processes and monitor arrears actively.
- Provide regular reports on portfolio status to ownership and senior management.
Candidate Profile
- Experience in commercial property management, facilities management, body corporate management, or related property operations roles.
- Demonstrated knowledge of New Zealand building compliance standards and health and safety legislation.
- Strong skills in contractor management with an emphasis on accountability and detail.
- Understanding of commercial property finances, including operating expenses (Opex), recoveries, and leasing arrangements.
- Ability to confidently interact with tenants, suppliers, and ownership stakeholders.
- Possession of a full New Zealand driver's license and legal eligibility to work in New Zealand.
