Role Overview

The Cluster Director of Engineering will provide senior-level leadership, technical governance, and operational direction for engineering across several hotels within the cluster. The position is accountable for keeping all buildings, systems, assets, and infrastructure safe, efficient, compliant, and dependable over the long term.

This role owns engineering strategy, asset lifecycle planning, maintenance programs, capital planning, technical projects, and pre-opening readiness for multiple properties. It also includes design review input, MEP and fire life safety commissioning, integrated systems testing, testing adjusting and balancing, snagging, defects liability period follow-up, warranty administration, and turnover of O&M manuals, asset registers, and related engineering records. Working with hotel and corporate stakeholders, the role helps ensure every property is maintained as a safe, well-run, guest-ready environment.

Key Responsibilities

• Set the direction for engineering across the assigned cluster and ensure it supports business goals, brand expectations, and asset performance targets.
• Create and enforce engineering policies, procedures, governance standards, and performance controls so operations remain consistent across all sites.
• Coach, guide, and develop engineering managers and teams while encouraging accountability, teamwork, innovation, and ongoing improvement.
• Lead engineering activity for new hotel openings, including technical coordination, design feedback, commissioning preparation, handover planning, and operational launch support.
• Oversee MEP and fire life safety commissioning, integrated testing, balancing, snagging, defects tracking, warranty management, and contractor close-out.
• Confirm that all critical documents and handover materials are received, checked, and transferred into operations, including O&M manuals, as-built drawings, asset registers, spare parts, warranties, statutory certificates, and engineering records.
• Manage the operation, upkeep, and lifecycle of building systems, utilities, infrastructure, and engineering assets throughout the cluster.
• Implement preventive and predictive maintenance programs that improve reliability, reduce breakdowns, and support guest satisfaction.
• Track engineering KPIs and performance results to identify efficiency gains, reduce downtime, and strengthen asset performance.
• Provide oversight for aquatics and leisure plant systems, such as water treatment, filtration, chemical dosing, recirculation pumps, balance tanks, and associated control systems.
• Ensure public health, water hygiene, fire life safety, and operational compliance requirements are followed for Luxury Hotel - Qiddiya facilities in line with applicable Saudi regulatory standards.
• Coordinate maintenance, inspection, testing, and specialist contractor support for leisure-related engineering assets.
• Develop and manage annual CAPEX plans, engineering budgets, and long-range asset replacement strategies across the cluster.
• Lead engineering projects, refurbishments, upgrades, and new initiatives, keeping delivery on budget, on schedule, and to required quality levels.
• Work with internal teams, consultants, contractors, and suppliers to make sure project delivery meets company requirements and compliance standards.
• Own CMMS/CAFM governance, engineering asset data, maintenance logs, critical spares, and lifecycle records across all properties.
• Oversee BMS/BAS, GRMS, and other integrated building systems so they remain reliable, accurately reported, and aligned with brand engineering standards.
• Manage technical service agreements, FM contracts, vendor performance, utility tariff matters, and engineering-related OS&E/FF&E input during pre-opening and operations.
• Control operating budgets and capital spending while maintaining effective resource use and cost discipline across the cluster.
• Identify cost reductions, efficiency gains, and value engineering opportunities without lowering standards or guest experience.
• Monitor procurement for engineering services, equipment, and maintenance contracts to ensure commercial value and policy compliance.
• Ensure full adherence to health, safety, environmental, fire life safety, and regulatory requirements across the portfolio.
• Lead risk assessments, business continuity planning, and engineering compliance initiatives to safeguard people, assets, and operations.
• Keep engineering teams prepared for audits, inspections, certifications, and emergency response activities.
• Advance sustainability and energy management initiatives that improve environmental performance and support corporate ESG goals.
• Track utility usage, find conservation opportunities, and implement actions that improve resource and energy efficiency.
• Encourage responsible engineering practices and ensure compliance with sustainability standards, certification requirements, reporting, and energy targets.
• Partner with Operations, Finance, Projects, Procurement, IT, and other functions to support priorities and business outcomes.
• Provide senior management with technical advice and strategic recommendations on engineering, infrastructure, asset management, and operational improvement.
• Help hotel leadership teams resolve complex engineering issues and adopt best practices across the cluster.

Requirements

• A bachelor’s degree in Mechanical Engineering, Electrical Engineering, or a similar engineering discipline is required; a master’s degree in Engineering, Facilities Management, or a related subject is preferred.
• Professional credentials such as PMP, CFM, CEM, LEED accreditation, or similar certifications are considered an added advantage.
• At least 10–15 years of progressive engineering leadership experience in hospitality, real estate, mixed-use developments, or comparable sectors, including pre-opening and multi-property exposure.
• Proven background in managing engineering operations across multiple sites or large-scale assets.
• Strong understanding of building systems, utilities, maintenance management, asset lifecycle planning, engineering compliance, Saudi Building Code, Saudi Civil Defense and fire life safety requirements, SASO, LEED, Mostadam, and HCIS where relevant.
• Demonstrated ability to lead CAPEX programs, engineering budgets, and operational improvement initiatives.
• Experience with aquatic, leisure, or water-park engineering systems, including water treatment, filtration, chemical dosing, and public health compliance, is strongly preferred.
