About the Role
This role is focused on supporting the evaluation and execution of infrastructure and real estate investments, primarily through co-investments and fund due diligence. The Associate will be responsible for thorough underwriting, financial modeling, coordinating multidisciplinary due diligence, and producing high-quality committee materials. Monitoring portfolio performance and managing governance processes are also key responsibilities.
Key Responsibilities
- Assist in underwriting infrastructure and real estate deals with a focus on validating key deal terms through GP-first assessment.
- Build and maintain detailed financial models such as asset- and project-level discounted cash flow analyses, capital structure evaluations, and scenario testing.
- Organize and coordinate various due diligence efforts including commercial, legal, technical, and tax aspects.
- Prepare clear and insightful Investment Committee documents including memos, notes, and diligence summaries highlighting risks, mitigants, and deal structures.
- Regularly monitor investment performance and associated risks by reviewing reports from general partners (GPs) and asset managers, engaging with sponsors on operational matters and exit strategies.
- Develop and improve portfolio monitoring tools and reporting, providing quarterly updates, valuation commentary, risk dashboards, and exposure analyses.
- Support governance and approval processes for key portfolio decisions.
Required Experience and Skills
- Strong knowledge of infrastructure and/or real estate investing with expertise in underwriting cash-flowing real assets, including assessing downside risks and exit strategies.
- Advanced proficiency in financial modeling: asset/project-level DCF, scenario and sensitivity analyses, capital structure modeling, and secondaries analytics such as NAV bridges and target IRR/MOIC pricing.
- Familiarity with real asset due diligence factors including contract structures, inflation linkages, concession terms, capital expenditure lifecycle (infrastructure), and NOI build, lease roll, cap rates, LTV/DSCR metrics (real estate).
- Excellent transaction management skills with proven ability to prioritize and manage multiple workstreams under tight deadlines.
- Superior written and verbal communication skills for creating concise investment committee materials and portfolio updates.
- Strong team collaboration capabilities and sound judgment operating within controlled approvals environment.
- Minimum of 4 years relevant experience in infrastructure, real estate, private equity investments, including direct investments, secondaries, co-investments, or investment banking roles.
- Bachelor's degree required, preferably in finance, economics, engineering, real assets or quantitative disciplines.
Preferred Qualifications
- MBA degree and/or professional certifications such as CFA or CAIA are advantageous.
